Supervises: This position provides direct supervision and education of Maintenance staff currently located within the Upper Peninsula of Michigan. The position will also provide coordinated oversight and guidance of general maintenance activities over owned facilities located within the lower peninsula of Michigan.

Summary: The Facilities Manager is responsible for the care, management and protection of SNB real property, ensuring properties are maintained at a high standard and are proactively maintained to safeguard the company from damage or loss. Ensures safe working conditions throughout facilities.

Major Duties & Responsibilities:

  • Establish and maintain an effective proactive facility program, which includes oversight of day-to-day facility operations and coordination of long-term facility efforts in line with the SNB Master Facility Plan and SNB strategic initiatives.
  • Develop and maintain procedures, incorporating use of standard checklists and maintenance schedules which assist in carrying out routine inspections and preventive maintenance programs for bank infrastructure systems.
  • Ensure an effective work order request system driven by bank location. Monitor progress of outstanding work orders, ensuring efficiency of service work and timeliness of completed requests.
  • Provide direction on annual Facilities budget with Finance / Accounting team. Coordinate projects and project budgets as needed. Provide recommendations for purchases of new facility-related equipment, improvements to existing equipment.
  • Assess building system access, coordinating with the Security Officer to ensure adequate system for maintaining key assignment records for building locations, offices, and non-security related equipment.
  • Coordinate employee and departmental moves within buildings when requested. Optimize workspace functionality and space to effectively meet the Bank’s needs into the future.
  • Oversee waste management processes, promoting recycling programs and green environment where it makes sense. Direct energy and water conservation goals ensuing efficient use of energy bank wide.
  • Inspect buildings and grounds for potential repairs, problems and overall presentation. Maintain grounds in acceptable form by removing snow, maintaining landscaping, and updating paint and exterior maintenance, coordinating with vendors as needed.
  • Complete necessary repairs for basic plumbing, electrical, HVAC throughout all buildings. Coordinate with third party providers when necessary. Oversee proactive vehicle maintenance and repairs, implementing standard service and safety routines for all vehicles owned by the Bank.
  • Coordinate cleaning services throughout SNB locations, ensuring standards are defined and met. Negotiate cleaning contracts with service providers.
  • Maintain assigned storage, maintenance, mechanical, and electrical rooms. Ensure adequate inventory of maintenance supplies and organization of same.
  • Ensure appropriate mail delivery routines for the main office and establish general delivery routines are established and safely maintained throughout the branch network in the upper peninsula. Timely fulfill branch supply requests throughout the delivery process.
  • Maintain records for warranties, licenses, annual required inspections for all properties. Oversee emergency evacuation and fire prevention safety programs, including fire drills and evacuation plans. Maintain fire prevention equipment and water alarms where available. Coordinate with the Security Officer and local fire departments where necessary.
  • Respond to maintenance emergencies in buildings when necessary. Serve as a representative on the Disaster Recovery Team when necessary.
  • Maintain Safety Data Sheets for chemicals used in the workplace and OSHA required notifications / postings to employees where applicable, as part of the Hazard Communication Safety Program. Proactively assess locations for OSHA safety requirements throughout locations, interior and exterior, promoting both customer and employee day-to-day safety in accordance with risk.
  • Understand and comply with bank/department regulations, policies, and procedures, and participates in all compliance-related training.
  • Perform other duties as assigned.

 

Education & Experience:

  • High school diploma with minimum seven to ten years of direct maintenance experience.
  • Extensive knowledge of building systems such as HVAC, electrical and plumbing. Mechanical background including skills in carpentry, electrical repair, and small engine maintenance is helpful.
  • Must have effective communication skills amongst SNB employees, manager and outside vendors, including use of Microsoft software and standard email routines. Must be knowledgeable of basic facility driven technology. Must be able to demonstrate good organizational and management skills.
  • Must be physically able to navigate properties & access equipment. Must have ability to evaluate situations, problem solve and manage projects. Must be able to demonstrate ability to lift up to 100 pounds.
  • Successful completion of in-house training program
