Job summary
Under the direction of Director of the Facility, oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. Performs routine maintenance work, including but not limited to minor plumbing repairs including drain stoppages, painting, lighting maintenance, HVAC maintenance, light carpentry, keeping them in good repair, free of hazards, and in compliance with federal state laws regulating electrical work, plumbing, heating, and cooling systems. Organizes and oversees the schedules and work of maintenance staff, evaluates systems or facilities to determine maintenance or repairs that need to be performed, plan and project assignments and schedules.
Essential duties and responsibilities: Include the following: other duties may be assigned.
Assists with maintenance incoming calls.
Performs minor plumbing repairs and drain stoppages.
Performs maintenance work on lighting and painting.
Performs light carpentry.
Participates in fire drills and attends training sessions.
Assist with daily services and ordering requests.
Schedules and coordinates safety training for all departments in Environmental Services and maintains required training documentation.
Uses equipment and materials in a safe and acceptable manner.
Prepares schedules and ships all E-Waste (light bulbs batteries, etc.), and maintains documentation.
Enters work orders into the maintenance management software (the Worx Hub).
Assists with the ongoing updates of the maintenance management software and assists staff with entering data.
Tracks preventative maintenance tasks and schedules them to be performed.
Assists Director of the Facility with the scheduling and coordinating of outside contractors and vendors performing work on the campus.
Assists Director of the Facility with the scheduling of Safety meetings.
Participates as a member of the Safety Committee.
Participates in Emergency Operations Committee.
Assists Director of the Facility in scheduling appointments and returning phone calls.
Monitors and reports all incoming calls for Maintenance requests, including calls from 2222 line and enters them in Worx Hub.
Assists in preparing and maintaining necessary and required department records, logs, and reports.
Schedules maintenance Work Orders for Capital projects.
Offers outside assistance to maintenance staff, such as opening building doors, working with Comcast, etc.
Processes incoming and outgoing mail and packages.
Assists with the reconciliation of monthly Amazon account if necessary.
Processes access keys for Residents and staff in absence of maintenance staff.
Accounts for all Manor department’s inspections and data records.
Assign parking passes to Contractors.
Research inventory and orders the Supplies.
Retain on your desk a Coreworks (housekeeping dept.) radio for necessary communications.
Inputs check status updates for the pool when necessary.
Maintains positive relationships with residents, community staff and vendors.
Essential emergency duties and responsibilities:
Required participation in regular training for emergency preparedness and evacuation plans.
Use personal protective equipment (PPE) following established procedures, when and where, dictated by Carmel Valley Manor’s standards for the prevention of illness and injury. PPE includes, but is not limited to gloves, masks, eye protection, head, foot, and hearing protection equipment.
Emergency Duties:
Emergency response may include duties during an urgent-real-time situation, or duties during an extended event over a prolonged time frame. Duties could include working within your routine work area and performing your regular duties, or anywhere on the Carmel Valley Manor campus performing duties/tasks that are essential to keeping the campus operating. Emergency response duties will always be performed under the direction of a supervisor. Your position, as is every staff position at Carmel Valley Manor, is subject to recall during an extended event, and you may be required to work beyond your regular scheduled hours, for which you will be compensated for.
