Job summary
Under the direction of the Facility Director, Assistant to the Facility Director, or the person in charge assigned in their absence, the general maintenance person will perform general maintenance and repairs for assigned equipment and facilities including phone systems, boilers, plumbing, basic carpentry, heating and cooling, painting, changing light bulbs and other maintenance requirements with various systems. May include cleaning duties in units, gutters, and grounds.
Under the direction of the Facility Director, Assistant to the Facility Director, or the person in charge assigned in their absence, assigned duties will be delegated accordingly and based on skill set and availability.
Duties assigned based on employee’s strengths, skills and abilities, and urgency of the work order to achieve optimal results - other duties may be assigned.
Essential duties and responsibilities: Include the following: other duties may be assigned.
Responds promptly to radio calls, work orders, and requests to ensure strong Resident satisfaction.
Performs preventative maintenance on plumbing and HVAC systems.
Assists with completion of the preventative maintenance work orders in a timely manner.
Reports all unsafe conditions or malfunctions of equipment to supervisor.
Performs plumbing repairs and troubleshooting in units and various departments.
Performs maintenance work on lighting and painting.
Performs carpentry.
Inspects and identifies equipment in need of repair.
Troubleshoots issues to determine necessary repairs.
Performs general repairs that do not require a specialized technician.
Performs routine maintenance on building systems.
Cleans and assists with upkeep of the facilities.
Assists residents as needed in things such as hanging pictures, moving large items, and providing transportation on the campus.
Participates in fire drills and attends training sessions.
Uses equipment and materials in a safe and acceptable manner.
Follows established safety procedures, uses appropriate safeguards, and observes common sense rules of safety in all on-the-job activities including the Injury and Illness Prevention Program.
Promote teamwork and quality service through daily communication and coordination within the department, team members and other departments.
Maintains all work areas clean and free of hazards.
Conduct self in a manner that reflects credit on Carmel Valley Manor and encourage others to do the same.
Performs other related duties as assigned.
Must be responsible for required standards of personal hygiene; be prompt and on-duty as scheduled, and polite and courteous always.
Essential emergency duties and responsibilities:
Required participation in regular training for emergency preparedness and evacuation plans.
Use personal protective equipment (PPE) following established procedures, when and where, dictated by Carmel Valley Manor’s standards for the prevention of illness and injury. PPE includes, but is not limited to gloves, masks, eye protection, head, foot, and hearing protection equipment.
Emergency Duties:
Emergency response may include duties during an urgent-real-time situation, or duties during an extended event over a prolong time frame. Duties could include working within your routine work area and performing your regular duties, or anywhere on the Carmel Valley Manor campus performing duties/tasks that are essential to keeping the campus operating. Emergency response duties will always be performed under the direction of a supervisor. Your position, as is every staff position at Carmel Valley Manor, is subject to recall during an extended event, and you may be required to work beyond your regular scheduled hours, for which you will be compensated for.
