Pay Rate: $23
Seasonal employees are eligible to accrue up to 48 hours of Sick Pay annually.
Job Description:
The Maintenance Technician provides quality service to ensure the property meets the Company’s standards for cleanliness, appearance, safety, and overall functionality. The Maintenance Technician performs technical and mechanical skills to ensure all units are in exceptional make-ready status and work orders are completed efficiently.

Job Responsibilities:
- Performs daily scheduled maintenance and completes work orders scheduled from resident service requests or from on-site team within an appropriate time frame
- Takes initiative by completing preventative maintenance by diagnosing the source or cause of the issue and makes repairs in accordance with established policies, procedures, safety standards, and code requirements
- Completes make-ready units within the scheduled time frame accurately and understands the process by completing the pre-move-out inspection, creating a “punch list”, scheduling vendors as needed, obtaining needed materials, completing all maintenance tasks, and inspecting finalized work
- Thoroughly and accurately completes documentation of work orders and make-readies in a timely manner in property management software
- Assists with the supervision of vendor work performed on the property
- Maintains inventory levels, submits orders to Maintenance Supervisor for approval of all necessary supplies, including housekeeping
- Ensures compliances of OSHA standards and company safety policies and procedures
- Assists in maintaining grounds and common areas as needed by cleaning, picking up trash and debris, pressure-washing, painting curbs and signage
- Inspects grounds daily and periodically inspects work performed by vendors to ensure Company quality and expectations are met
- Maintain MSDS sheets as well as replacement logs
- Assist with the bid process and in the training of Maintenance Team
- Reports unusual or extraordinary observation to Property Manager
- Remove snow and ice as necessary
Requirements:
- Must have apartment maintenance/handyman experience
- Must be available to work on-call/after-hours as needed (rotation schedule)
- Knowledgeable in plumbing, electrical, and carpentry
- HVAC certified or the ability to become certified
- Ability to safely operate various hand tools and equipment including power tools, blowers, and power wash machine
- Ability to maintain positive relationships with on-site team, residents, and vendors
- Valid Driver’s License
