The Dodson Management Property Manager reports directly to the Regional Property Manager, and will be responsible for the day to day operations.
The Senior Property Manager is responsible for maximizing the financial performance and meeting or exceeding designated Target Performance Goals (TPGs). The Senior Property Manager helps to maximize the financial performance of the assigned property by monitoring: marketing, leasing, collections, resident relations, resident retention, customer service, community maintenance, contracted services, capital improvements, administration, reporting, community safety, and legal compliance through monthly property evaluations.
The Senior Property Manager routinely evaluates pricing models, additional revenue streams, and market trends in order to make recommendations to the Director of Operations. The successful Senior Property Manager demonstrates a strong sense of urgency, high level of energy and adaptability to a fast paced and changing environment.

Essential Duties and Responsibilities for Property
-
Embrace and execute the vision, mission and beliefs of the company

Represent oneself and the company in a professional manner at all times

Achieve or exceed company targeted physical and economic occupancy goals by effectively managing all activity related to leasing, resident retention and concessions
-
Maximize financial performance including year over year Net Operating Income (NOI), revenue growth, and other income
-
Analyze and prepare all rent pricing strategies and concession reports
-
Input, track and approve expenses through Resman
-
Maintain expenses in-line with budget
-
Track property and team member performance by monitoring Targeted Performance Goals (TPGs)
-
Implement strategies for improving TPGs
-
Oversee collection of rent, ancillary income and bad debt
-
Manage product inventory and reduce number of days-vacant through use of lease expiration logs and other tracking tools
-
Respond to customer needs in a timely and professional manner
-
Provide professional and positive leadership to team members
-
Interact closely with service team to manage community maintenance programs including promptly and courteously responding to resident requests for maintenance, providing an adequate supply of market ready apartments to meet the leasing efforts, and ensuring community appearance meets or exceeds site standards

Respond to action items and goals identified on monthly property inspections

Responsible for satisfactory site audits

Prepare monthly variance reports

Prepare additional reports as required by the Director of Operations, Executive Director, Partners, or Owners

Prepare analysis and projections for discussion during monthly financial review

Prepare annual budgets

Participate in strategic planning

Recruit, hire, train and mentor individuals for all property level positions
-
Maintain succession plan and strong candidate pool
-
Conduct weekly team meetings to effectively communicate the multifamily strategy and news to all team members
-
Provide financial and other property updates to Director of Operations during weekly conference calls
-
Assist in planning and budgeting for New Developments

Participate on due diligence teams
-
Participate on acquisition takeover teams
-
Assist in maintaining and growing Third Party Relationships
-
Assist in the coordination of disposition processes as needed
-
Coordinate tasks and teams relating to crisis management
-
Lead and support approved property level employee recognition programs focused on TPGs

Accurately track and forecast recurring capital expenses
-
Assist in capital project planning, tracking and forecasting
-
Minimize risk and liability by implementing and monitoring appropriate risk management strategies
-
Meet or exceed TPGs for shopping reports
-
Assist with other duties as requested

Conduct Employee counseling sessions as needed and engage Human Resources regarding performance deficiencies as needed
-
Act as first tier dispute resolution for resident complaints requesting supervisor engagement
-
Participates in educational workshops, reads property management professional publications, maintains personal and professional networks, and participates in professional property management organizations to keep up with current market trends and analysis.

Avoids legal challenges by understanding current and proposed property management legislation, enforcing accounting principles, delivering required reports, and complying with the IRS and all other filing requirements in a timely manner.
