Description

SUMMARY:  Under the direction of the assigned supervisor, the Mtg Svg Foreclosure Specialist 1processes less complex foreclosure accounts within established timelines to ensure minimal risk and loss exposure to the company. The incumbent communicates frequently with attorneys/trustees managing foreclosure files in order to ensure compliance with governmental, investor/insurer regulations and that established timelines are met. Additionally, the Mtg Svg Foreclosure Specialist 1 will prepare calculations and document all actions and/or correspondence.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.  Other duties may be assigned.

  1. Prepare and submit foreclosure referral packages to attorneys or trustees.  Maintain and monitor foreclosure files according to established governmental, investor/insurer guidelines.
  2. Monitor case status to ensure completion of the foreclosure process within governmental, investor/insurer timelines in order to reduce losses and penalties.
  3. Monitor loss mitigation deadlines during the foreclosure process to reduce losses and penalties to the company.  Such efforts include telephone calls placed to each borrower every three days until quality right party contact is established.
  4. Prepare foreclosure bidding instructions and obtain approval from the appropriate government agency or the investor/insurer before providing to attorneys/trustees.
  5. Obtain foreclosure sale results and notify the appropriate government agency or investor/insurer of the results within   the requisite timelines.
  6. Review foreclosure legal documents for execution and ensure documents are timely returned to the attorney/trustee.
  7. Prepare accurate calculations for judgment figures, affidavits of indebtedness, reinstatement quotes and/or payoff amounts of defaulted loans.
  8. Obtain the collateral file and provide collateral documents to attorney/trustee when required.
  9. Prepare Assignment of Mortgage/Deed of Trust for execution and provide to attorney/trustee timely.
  10. Document all actions taken, including telephone conversations, letters mailed, e-mails sent and received and so forth.  Maintain any system coding necessary to identify alerts or special messages regarding foreclosure issues.
  11. Review all correspondence, including mail, faxes, and e-mails, and respond to same in a timely and accurate manner.  Maintain organized filing system and routinely file all correspondence or other documentation for each case file.
  12. Process and transfer files timely between departments.
  13. Daily data maintenance required for utilization of foreclosure reports to monitor actions and timeliness to ensure compliance with investor, insurer, federal, state, city and/or county guidelines.
  14. May process for payment all invoices and bills for services related to attorney/trustee fees and costs, property inspections, appraisals, property preservation, and so forth timely.
  15. Confirm taxes and insurance are paid timely when necessary during the foreclosure process. 
  16. Attend telephonic court mandated mediation hearings.
  17. Work with and maintain positive relations with borrowers, investors, outside vendors, realtors, bank associates, attorneys/trustees, and others.  Discuss sensitive personal financial circumstances in a frank, yet tactful, manner.
  18. Cross train in other areas of the department.

QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:

  • High school diploma or general education degree (GED) required
  • 1 year previous mortgage loan or legal experience required
