Description

SUMMARY:  The Default Asset Management Assistant provides support and assistance to the Foreclosure, Bankruptcy, Asset Recovery, Asset Disposition, Security Retention and Title Curative areas regarding daily activities.  This includes, but is not limited to distribution of daily mail, processing of exception payments, generating letters, retrieving loan files and documents, and document research.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.  Other duties may be assigned.

  1. Review payments rejected by the Cashiering or Collections Departments regarding performing loans with a Litigate legal status and post payments to appropriate loan account accurately and timely.
  2. Review of unapplied funds report bi-weekly and post funds accordingly.
  3. Review monthly charge-off memorandums approved by Manager, request funds and post funds to appropriate loan account.  Maintain monthly charge-off report for management.
  4. May review monthly reports pertaining to corporate advances and distribute individual reports to appropriate associates for further review and research.  Assist management in balancing corporate advance reports.
  5. Distribute MERS notifications and notices of law/regulation changes (e.g., Allregs notices, Fannie Mae announcements, Freddie Mac bulletins)via e-mail and/or  hard copy to appropriate associates.
  6. Distribute of incoming collateral documents and original notes to Foreclosure Specialists for processing.  Return collateral documents and original notes to the appropriate custodians once a foreclosure file reinstates or modifies.
  7. Distribute recorded MERS Assignments and Foreclosure Sale Deeds to  the appropriate associates for processing.
  8. Review, date stamp and distribute faxes, mail, incoming overnight delivery packages, bankruptcy notices, and loan payments daily to appropriate areas within the Default Asset Management department.
  9. Order, organize and maintain departmental supplies to ensure the appropriate supplies are available to associates as needed.
  10. Document all actions taken, including telephone conversations, letters, mailed, and so forth.  Maintain any system coding necessary to identify alerts or special messages regarding default or litigation issues.
  11. Order foreclosure vesting information from master servicer on a monthly basis for use at the time of foreclosure sale.
  12. Monitor fees/costs and foreclosure postponement requests from Loss Mitigation.  Prepare final closing of all short sale, modification and deed in lieu files, including payment of final foreclosure invoices.
  13. Work with and maintain positive relations with borrowers, investors, outside vendors, realtors, bank associates, attorneys and others.  Discuss sensitive personal financial circumstances in a frank, yet tactful, manner.
  14. Cross train in other areas of department.

EDUCATION and/or EXPERIENCE:

  • High school diploma or general education degree (GED) required.
  • 1 year mortgage loan operation experience preferred.
  • Knowledge of bankruptcy, foreclosure, REO, title curative and security retention preferred.
