SUMMARY:  Under the direction of the assigned supervisor/manager the Mortgage Verification Specialist assists the Underwriters and Processors by obtaining documentation necessary to process a mortgage loan application.  The incumbent is responsible for reviewing loan files for completeness, verifying applicant and property data, and ordering verifications.  The Mortgage Verification Specialist handles a large volume of data and must perform all duties with a high degree of accuracy.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  1. Review loan files submitted to Production Operations, ensuring hard stop requirements are met.
  2. Order and review flood certificates to determine flood risk.  Research map exhibits and online maps to identify additional structures subject to flood insurance requirements.
  3. Request Verification of Deposits/Assets to document assets required to be verified/funds for closing.
  4. Verify applicant employment via phone, email or fax.  Analyze income documentation.  Obtain written Verification of Employment (VOE) with income, if applicable.
  5. Review Desktop Underwriter (DU) Findings for consistency, including but not limited to loan amount, interest rate, term and income amount.  Understand the Approval Conditions for documenting employment, income, and assets.
  6. Order W-2 and Tax Transcripts per investor and lender insuring requirements.
  7. Review credit report for Collections, Disputed Accounts, Liens, Judgments and Past Due Accounts.  Order line items to verify accounts are either paid in full or current.
  8. Pull soft credit report and obtain credit supplement, if necessary.
  9. Verify applicant Social Security Number via third party provider.
  10. Request Case Numbers and CAIVRS for government loan files.
  11. Submit loans through DU.
  12. Follow up on all items ordered out within 48 hours from request.  Upload completed request upon receipt to the Loan Origination System (LOS).
  13. Communicate with Mortgage Lenders on preliminary conditions or issues involving their respective loan file.
  14. Update the Loan Origination System (LOS), as needed or directed.  Thoroughly document actions via the systems Conversation Log.
  15. Understand and comply with bank policy, laws, regulations, and the bank's BSA/AML Program, as applicable to your job duties. This includes but is not limited to; complete compliance training and adhere to internal procedures and controls; report any known violations of compliance policy, laws, or regulations and report any suspicious customer and/or account activity.

  • High school diploma or general education degree (GED) required.
  • 6 months previous banking and/or mortgage loan experience required.
  • Working knowledge of real estate regulatory requirements, including but not limited to RESPA, Reg Z, Truth in Lending Act, Fair Credit Report Act, Fair Lending, Reg B (ECOA), Reg C (HMDA), Flood Act and Interagency Appraisal and Evaluation Guidelines preferred.

While performing the duties of this job, the associate is regularly required to stand, walk, sit, and to talk and hear.  The associate must occasionally reach with hands and arms; stoop, kneel, or crouch.

Specific vision abilities required by this job include close, distance and color vision and the ability to adjust focus.

The incumbent must be able to travel occasionally by themselves within the US, including overnight, and via automobile and air.
