Description

The Maintenance Service Manager performs routine, preventive and emergency maintenance for the site promptly and efficiently to assure the best living standards possible and a safe and sanitary environment for the residents of the building at all times. Reliable vehicle is required for this position.

ESSENTIAL FUNCTIONS OF POSITION

    • Performs routine and preventive maintenance on a scheduled basis according to PPI standards utilizing an approved maintenance chart; updating chart on a daily basis
    • Informs VP/Senior Property Manager, Property Manager and Corporate Office when emergency situations occur, i.e., fire damage, flood damage, windstorm damage
    • Communicates regularly, if not daily, with Property Manager to keep them abreast of site/staff situations
    • Performs/assigns work orders timely (non-emergency usually 24-48 hrs. maximum; emergency immediate response up to a 30 minute maximum) and documents information clearly, completely and accurately on work order form
    • Prepares/assures that vacated apartments are prepared for re-rental as quickly as possible (usually within 48 hours)
    • Performs/assures necessary seasonal grounds maintenance including, but not limited to, snow/ice removal, pruning of trees/shrubbery, mowing of lawns, planting, etc. If seasonal help is hired, supervises such help to ensure work meets PPI standards
    • Maintains an up to date inventory of equipment and supplies; provides such information to the Property Manager for integration into the overall site inventory
    • Determines supplies/equipment/services needed and makes recommendation on same to Property Manager and/or VP/Senior Property Manager for purchasing
    • Maintains the workshop, utility rooms and mechanical rooms (i.e. ensures the rooms are clean, orderly and equipment is operating at 100% efficiency and cleaning supplies and repair parts are adequately stocked)
    • Repairs/replaces major appliances as required or makes arrangements with professional technicians or other in-house staff if not capable of repairing
    • Obtains 3 proposals for all work being contracted out for maintenance work, supplies, painting, etc.
    • Assigns work orders to maintenance personnel, if applicable, including follow-up to ensure proper completion in a reasonable length of time
    • Trains all onsite maintenance and janitorial personnel, if applicable
    • Walks/inspects common areas building/property on a daily basis to assure that there are no problems including mechanical rooms, i.e. boilers, electrical rooms, machine rooms
    • Demonstrates a professional and courteous manner at all times with co-workers, supervisors and residents
    • Provides coverage at other properties when requested
 
Position Requirements

Requires High School Diploma or GED, as well as a valid driver’s license. Prior experience in the facilities maintenance field with a minimum of 5 year’s related job and supervisory experience with basic carpentry, electrical, plumbing and overseeing capital improvement projects.
