Competitive Salary offering $95,000 annually

The Regional Vice President of Operations is responsible for all operational and financial aspects of a portfolio of properties. This position is focused on operational leadership and is responsible for leading and managing multiple Regional Directors/Managers. Results are achieved by facilitating the optimum performance of the properties in areas such as people management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.

Essential Requirements

  • Lead, motivate, innovate, empower, and engage with team members to meet company goals and objectives.
  • Supervises Regional Directors, Regional Managers, Area Managers, Sr. Property Managers. Including: Delegating work, reviewing workflow, maintaining deadlines, and training and development.
  • Maintain property occupancy by effectively retaining residents and successfully marketing the property to attract new residents.
  • Complete financial reporting (accounting month-end), analysis, and strategy to meet priorities' goals; troubleshooting, as needed.
  • Remains knowledgeable and up to date on emerging changes in the industry.
  • Ability to be proactive, less reactive, and provides timely resolutions to problems.
  • Implement and support policies, procedures, and industry business practices.
  • Conduct market analysis to set /weekly/monthly leasing goals.
  • Evaluate current market conditions and competition
  • Administer HUD recertifications, if applicable, audit samples quarterly.
  • Increase revenue while maintaining controllable expenses including revenue collections and delinquency control.
  • Contact and negotiate with vendors.
  • Obtain bids and manage capital improvement projects according to company guidelines and budget.
  • Operate within budget and purchasing guidelines.
  • Conduct Human Resources functions: Talent management search, interviewing, people management, salary reviews, accumulating/mentoring new hires and terminations.

Essential Skills and Abilities

  • Analytical Skills - Ability to create and manage property budget, review, and analyze current market conditions, analyze property reports (occupancy, recertification, accounting, maintenance, operating statement), ability to play an active role in acquisitions of new properties.
  • Communication/Language Skills - ability to communicate with all staff levels, residents, vendors, agencies, and prospective residents, ability to correspond with all external and internal contacts via letters, memos, and emails.
  • Computer Skills - Outlook, Excel, Word, Internet, One-Site.
  • Coordinating Skills -the ability to coordinate resident functions, staff meetings and functions, ability to prioritize and delegate tasks daily, ability to handle emergency/unexpected situations, and ability to set future goals.
  • Creative Skills - ability to be creative in marketing, leasing, corporate outreach, and retaining residents and staff.
  • Leadership Skills - ability to motivate and lead staff providing them with the direction and training that is necessary for them to succeed and reach their goals. The ability to solve resident and staff issues.
  • Other Skills - Autonomy, confidentiality, customer service, decision-making, patience, respect, teamwork.

Working Conditions

Work is typically performed in a normal office environment with moderate noise level.
