Position Senior Maintenance Manager  
Description

The Senior Maintenance Manager will oversee the operation, maintenance, and enhancement of the AREA15 Maintenance team, ensuring a seamless and captivating experience for guests while upholding safety standards. Responsibilities include managing the safety, efficiency, and availability of amusement rides and devices, providing technical leadership in heavy mechanical maintenance and safety, and ensuring compliance with all applicable codes and standards. Additionally, this role involves monitoring all critical facility functions, maintaining brand standards throughout the venue, leading administrative tasks related to the department, implementing management policies and procedures, and maintaining relationships with external service providers. Reporting to the Director of Facilities, this role ensures the overall AREA15 district operates smoothly, safely, and in compliance with regulations, while maximizing the experience for guests, employees, tenants, and partners.

RESPONSIBILITIES AND DUTIES:

  • Supervise and lead maintenance trade teams, including; hiring, training and development, team member engagement, and performance management ensuring all team members have tools to be successful in their role.

  • Responsible for managing productivity to meet facility schedules and maximize operational efficiency including team operating hours to accommodate business needs

  • Manage employee timecards, request for time off, team member schedule, and HR needs as required for management level employees.

  • Maintain brand standards, cleanliness, ambiance, and vibe throughout the venue ensuring all work is performed in a best-in-class manner to protect the assets and to maintain the district in first class condition

  • Own administrative tasks related to the maintenance department, including management of work order system, third party vendor insurance compliance, scheduling preventative maintenance, inventory, checklists, maintenance and inspection records.

  • Uphold AREA15's service standards and adhere to all company policies and procedures.

  • Flexibility to adapt to the dynamic and fast-paced nature of the entertainment industry, where schedules and requirements can change rapidly.

  • Create, modify, and implement department SOPs and processes for reference tools and ensure diligent team member compliance

  • Monitor and respond to critical functions such as ride failure, power, lighting, cleanliness, and alarm monitoring.

  • Ensure overall district operations run smoothly, safely, and in compliance with regulations.

  • Oversee the ongoing upkeep, safety, efficiency, repair, improvement, and availability of amusement rides and devices.

  • Create and maintain the annual ride rehabilitation schedule.

  • Ensure compliance with all applicable codes and ASTM standards for amusement rides.

  • Maintain and manage inventory of parts, tools, supplies, and equipment to minimize downtime.

  • Manages continuous improvement projects productively and to handle other tasks as assigned.

  • Develop and maintain positive relationships with external service providers to ensure exceptional services.

  • Achieve financial metrics through effective budget management without compromising safety.

  • Work various shifts, including nights, weekends, and holidays, to fulfill business needs.

  • Available to respond in the event of any facility-related emergency. By example such emergencies may include, but not be limited to, fires, power or other equipment failures, floods, lighting, earthquake, or other disasters of similar nature and magnitude.

  • Maintain a professional, neat, and well-groomed appearance, adhering to AREA15 standards.

  • Create ART! experience for all internal and external customers.

  • Adhere to department and company policies and procedures

  • Be available to respond to time-sensitive matters

  • Work various shifts, including nights, weekends and holidays.

  • Proactive in promoting positive working relationships with all employees and external guests, and effectively communicating company policies, guidelines, and procedures

  • Perform other work-related duties as assigned.

Position Requirements

QUALIFICATIONS & SKILLS:

  • Applicants must be 21 years of age or older

  • Proof of eligibility to work in the United States

  • Comfortable working in a creative, entrepreneurial start-up environment, introducing new concepts and innovations.

  • Minimum of 5-7 years experience in mechanical maintenance of rides and amusement devices or heavy manufacturing equipment.

  • Minimum of 5-7 years of experience in maintenance management in a location-based entertainment, retail, event, attractions, commercial real estate, and food & beverage venue.

  • Extensive knowledge of attraction maintenance, including gearboxes, drivetrains, hydraulic systems, and pneumatic systems.

  • Demonstrated leadership experience in a maintenance environment, with skills in budget and schedule management.

  • Technical skills in Plumbing, Carpentry, Painting, HVAC or Electrical preferred

  • Ability to read and decipher MEP drawings

  • Various aerial lift and material handling certification and training experience required

  • OSHA 30 preferred

  • Knowledge of OSHA guidelines required. Lock-out-tag-out, Blood Borne Pathogens, Use of PPE, and other safety training is required

  • Strong organizational, interpersonal, communication, and analytical skills required

  • Must be a proactive, result-driven, problem solver with the ability to react quickly without direction

  • Knowledge MS suite: Excel, Word, PowerPoint, Outlook.

  • Outcome-oriented: results-focused with strong performance culture

  • Team-oriented: supportive, cooperative, and collaborative

  • Ability to commute between office and venue(s).

  • Ability to acquire and possess a valid Driver’s License with a safe driving record

  • Availability for varied shifts, including evenings, weekends, and holidays.

  • Ability to work in an environment subject to varying levels of noise, crowds, flashing lights, and smoke.

  • Ability to operate in extreme weather conditions as experienced in Las Vegas

  • The employee is occasionally exposed to moving mechanical parts, high precarious places, fumes or airborne particles, toxic chemicals, and outside weather conditions?

  • Must be able to work in dark environment that features flashing lights.
