Description

The Operations Marketing Specialist is responsible for building brand awareness, development and productiveness through marketing initiatives, quality control and training. Provides leadership and mentors staff through support and training.

Promotes a positive work environment that encourages collaboration and teamwork. Trains, coaches, and assists new team members with the sales and marketing process and procedures including providing uncompromising customer service and effective selling to both current and prospective residents.

The main function of the Operations Marketing Specialist is to increase revenue while maintaining occupancy of the sites they are responsible.

This position will be initially based in Braintree, and then transition to serving our communities up North. 

 

Essential functions:

  • Maintain and provide strength to company’s brand position in assigned regional marketing area.
  • Conducts audits of all ILS sites- makes enhancements and changes where necessary on photos, descriptions etc.
  • Ensures that all leasing staff employs effective sales techniques and consistently follows established Company processes associated with the sales process. Assures proper data entry and tracking of prospect traffic and sales follow-up is consistently being completed. (Onesite)
  • Ensure that all sites have updated their Waitlist and are proactively marketing for future vacancies.
  • Assists Marketing and Lease up Teams advertise and fill apartments at our new communities.
  • Monitors all vacancies and Left-To-Lease to proactively address future occupancy.
  • Maintains an accurate and in-depth knowledge of their portfolio-, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc. Provide weekly reporting to Director of Marketing.
  • Works with the senior managers and multi-site managers and Director of Marketing to establish rental rates. Implements pricing strategy, manages leasing activity and motivates leasing staff to meet property objectives.
  • Resident Retention programs: Work with the properties to create resident retention programs and renewal strategies.
  • Ensure maximization of rents if Vouchers are being used. Create relationships with Housing Authorities.
  • Quality control- audit of property and files to ensure that they are following Peabody standards. Assures that the leasing office, property appearance and curb appeal is acceptable, and apartments are ready to show to prospective residents- Complete monthly audits of assigned sites- files, signs, photos, application paperwork, leases.
  • Monitors and evaluates customer service experience- email, phone and surveys- Create surveys to send to residents
  • Evaluate productiveness and marketing initiatives amongst portfolio- reporting through Onesite, Google Analytics, Reputation Management.
  • Implement customer service plans, coordinate and host onboarding training/team classes for Peabody Properties University – identifying needs, assembling, and coordinating materials.
  • Supports onsite staff by providing sales, data, market trends, forecasts, account analyses, new product information and customer service training
  • Develop creative strategies to heighten social media presence amongst region.
  • Performs special projects as assigned by Marketing Department to support but not limited to the regional marketing effort.

 

Education and Experience:

  • Minimum of 5 years relevant experience
  • Proven experience developing and executing successful marketing programs
  • Excellent written, verbal, and visual communication skills
  • Exceptional customer service skills and mindset
  • Ability to take initiative
  • Proficient in Microsoft Office
  • Onesite/RealPage
  • Affordable and Market Rate Housing Experience preferred
  • Travel required to various sites within Peabody's portfolio. Up to 80% travel.
