About the Organization A pioneering not-for-profit affordable housing developer and community programs initiator in New York City, Settlement Housing Fund, Inc. has worked since 1969 to create more than 9,000 apartments through 73 affordable rental and homeownership development projects. Settlement Housing presently owns and maintains 50 buildings with more than 3,100 apartments throughout New York City, with concentrations of housing and services in the Mt. Eden and Fordham Heights sections of the Bronx, Crown Heights, Brooklyn, the Lower East Side, as well as other sites throughout Manhattan. The organization is working on a growing pipeline of new construction and preservation projects throughout the city, and expanding its Resident Engagement Services to meet the housing stability needs of households leaving shelter and other at-risk tenants.



Settlement Housing Fund is the parent organization of The Crenulated Company, LTD dba New Settlement which was created in 1989 with the acquisition of 14 abandoned buildings from the City of New York. New Settlement has evolved into a robust social service organization offering a range of community-based services in education, college access, youth development, arts, workforce development, community organizing, wellness and other key services that provide important resources to the neighborhood's youth and families. New Settlement's success has been achieved through close collaboration with a wide range of educational institutions, housing and community development organizations, businesses, youth development and social service agencies - in the neighborhood, Bronx-wide, across New York and nationally. Description

About SHF: A pioneering nonprofit affordable housing developer, owner, and service provider in New York City, Settlement Housing Fund has worked since 1969 to create more than 8,900 apartments through 69 affordable rental and homeownership development projects. We currently operate 51 buildings with nearly 3,100 apartments and space for education and wellness programs, outdoor amenities, and commercial uses that improve the quality of life for tenants and residents of the surrounding neighborhoods.

With concentrations of housing and services in the Mt. Eden and Fordham Heights sections of the Bronx, Crown Heights, Brooklyn, Two Bridges, Harlem, and other sites in Manhattan, Settlement Housing is expanding its footprint throughout the boroughs. A growing pipeline of new construction and preservation projects will bring another 1,383 apartments into our ownership portfolio and provide upgrades to many of our existing buildings, while an experienced Resident Engagement Services team is on board to meet the housing stability needs of families leaving shelters and other households at risk of homelessness. Our Asset Management team positions our properties to safeguard their long-term sustainability and health and works with property managers to evaluate and strengthen portfolio performance, address opportunities for capital improvements and energy efficiency upgrades, and respond to the needs of residents. Other affordable housing services include the provision of marketing, lease-up, administering agent, and nominee HDFC ownership.

Overview of the position: Settlement is seeking a Vice President for Real Estate (VP) to oversee Settlement’s real estate work. This person will play a pivotal role in the strategic leadership and management of Settlement’s portfolio, and will be a senior leader at Settlement, overseeing several of Settlement’s core business lines and a department of 12 people. The VP will lead efforts to acquire, develop, and asset manage complex affordable housing projects. This position requires a strategic leader with expertise in real estate development, management, problem-solving, financial analysis, and a passion for serving low-income New Yorkers.

Salary Range: $215,000 to $235,000.

Responsibilities:

  • Vision and Strategy: Develop and execute comprehensive real estate strategies aligned with the organization’s mission and objectives. Identify opportunities for growth of Settlement’s footprint and ways to improve performance of the portfolio. Assess the impact of Settlement’s initiatives and identify areas for improvement. Communicate with other Settlement leaders and the Settlement board to provide insight for high-level strategy and decision-making.
  • Real Estate Development: Oversee all aspects of the real estate development process, including acquisition, design, construction, and leasing. Ensure that projects are completed on time, within budget, and in compliance with requirements. Support complex problem-solving and negotiation, supervise a subset of Settlement’s projects, and cultivate partnerships.
  • Asset Management: Oversee Settlement’s existing operating portfolio to ensure performance across financial, physical, compliance, customer service, and risk management metrics. Direct portfolio-wide strategy for repositioning existing projects, onboarding new projects, and other initiatives.
  • Team Leadership: Lead a dynamic team of highly effective professionals. Provide supervision, coaching, and mentorship and foster a culture of collaboration, innovation, and excellence. Delegate tasks effectively and empower team members. Grow the team’s capacity, develop processes to sustain lessons learned, and build a platform to scale Settlement’s real estate work.
  • Partnerships: Foster positive relationships with developers, community stakeholders, elected officials, lenders, investors, government agencies, consultants, thought leaders, and other partners. Stay up to date on industry trends and represent Settlement in the industry. Collaborate on strategies to engage with residents to improve Settlement’s performance. Communicate progress and raise issues with senior leadership, the Settlement board, and other stakeholders.

Position Requirements

Our ideal candidate will be collaborative, knowledgeable, and have excellent judgment and resourceful problem-solving skills.

The Vice President for Real Estate will possess many of the following skills and qualifications:

  • At least 10 years of progressive experience in real estate development, affordable housing operations, or closely related fields. Preference for candidates with experience working for property owners.
  • Experience supervising staff and fostering a positive and inclusive workplace culture.
  • Excellent oral and written communication skills. Demonstrated ability to collaborate closely with others.
  • Strong organizational skills; detail-oriented. Ability to complete multiple tasks with simultaneous deadlines and prioritize projects.
  • Experience with underwriting and financial analysis, including proficiency with Excel. Able to make strong analytical decisions with incomplete information.
  • Demonstrated track record of learning quickly. Ability to take initiative, suggest new ideas, and move tasks forward.
  • Available for frequent local travel (within walking distance of public transit) and occasional weeknight work. SHF staff are expected to be in the office or on site at least two days per week and may work remotely up to three days per week.
