GENERAL RESPONSIBILITIES:

Responsible for the overall operation of the maintenance program of the Housing to assure that units are maintained in decent, safe and sanitary condition which could include yard work and office space. Under the direct supervision of the Director of Community Housing.

 

STANDARD QUALIFICATIONS:

All employees of Stockbridge Munsee Community must meet the following qualification:

  1. Must submit to and pass a pre-employment drug and health screening.
  2. Must be at least 18 years of age, unless otherwise stated on job description.
  3. Must maintain an acceptable departmental attendance record.
  4. Must be able to work weekends, nights and holidays.
  5. Must obtain and maintain Elder/Youth License as stated on job description.

 

DUTIES AND RESPONSIBILITIES:

  1. Responsible for the operation of the Maintenance and Elder Chore programs to assure that units are maintained in a decent, safe, and sanitary condition which could include yard work and office space.
  2. Supervise Maintenance and Elder Chore Workers to include approving time sheets, time off requests, employee evaluations, etc.
  3. Will complete the maintenance, repairs, and renovation of all units based on the annual inspection report, the work list completed, or to bring an apartment or home up to standards for the next occupant.
  4. Operate equipment and provide all seasonal job duties that include but are not limited to snow plowing, garbage removal, lawn mowing, and other duties as assigned.
  5. Maintain a working knowledge of all policies and procedures of Housing and recommend changes or improvements to those policies in order to promote greater efficiency.
  6. Assist the Executive Director or his designee in projecting the annual needs for budgeting and carrying out an effective maintenance program.
  7. Maintain, and carry out a monthly/annual maintenance schedule for all units for repetitive procedures of work which include but are not limited to smoke detectors, fire extinguishers, painting, routine maintenance of furnaces, seasonal yard cleanup and other fire, safety, or sanitary issues.
  8. Prioritize, and follow a daily work schedule that is consistent with seasonal duties and responsibilities.
  9. Must be readily available to the on-call staff including nights, weekends and holidays and may be required to be the on-call person at times.

 

  1. Responsible for maintaining inventory and assets.
  2. Responsible for purchasing and maintaining inventory of all supplies needed for Maintenance Program.
  3. Must maintain confidentiality of all matters in relation to tenants and information obtain in an office setting.
  4. Responsible to mentor and train Maintenance and Chore Worker employees in carpentry, floor installation, electric, plumbing, furnace maintenance and appliance repair.
  5. Entering and maintaining work orders for the maintenance Department including follow-up to ensure work orders are complete.
  6. Review work orders to schedule completion in a timely manner.
  7. Schedule repairs and annual maintenance with contractors.
  8. May be required to assist with inspections of units.
  9. May work with other maintenance departments at the discretion of the Director.
  10. Must maintain an acceptable departmental attendance record.
  11. Must be reliable and prompt when reporting to work.
  12. Required to attend job related, in-service, meetings, and training to maintain professional and technical knowledge.
  13. Must adhere to tribal law and other applicable laws as well as tribal personnel policies and procedures.
  14. The above duties and responsibilities are not an all-inclusive list but rather a general representation of the duties and responsibilities associated with this position. The duties and responsibilities will be subject to change based on organizational needs and/or deemed necessary by the supervisor.
 
Position Requirements

QUALIFICATIONS:

  1. Must have a High school diploma, GED, and 3 years proven experience in a related position.
  2. Experience in all phases of carpentry, electrical wiring, plumbing, furnace and appliance repair and maintenance required.
  3. Must have the ability to operate various maintenance equipment which could include but are not limited to snowplow, riding and push lawn mower, snow blower, and the equipment required to complete renovations and repairs to units.
  4. Must be able to effectively plan, schedule, and administer a residential housing maintenance program.
  5. Experience in inventory control of equipment, materials, and supplies.
  6. Ability to read and comprehend blueprints, technical and maintenance manuals, and follow procedures to maintain and repair units and/or equipment.
  7. Experience in maintaining a filing and record keeping system that is suitable for audit.
  8. Must be self- motivated and able to work with minimal supervision.
  9. Must have the ability to communicate well both verbally and in writing and maintain a harmonious and cordial relationship with all residents, staff, suppliers and especially the elder residents of the Housing.
  10. Must have knowledge and experience in using computers and other office equipment. Testing may be required.
  11. Must attend all training as directed by Supervisor.
  12. Must be highly organized.
  13. Must submit and pass a background security check to meet the Elder/Youth License Requirement as it pertains to the position and the location of the department prior to and during the course of employment with the Stockbridge-Munsee Community.
  14. Must pass pre-employment drug and health screening. Must adhere to the Tribe’s Drug and Alcohol Free Workplace Policy during the course of employment.
  15. Must have a valid driver’s license, reliable transportation, and insurance are required. Must obtain a Wisconsin driver’s license within 30 days of employment if applicant has an out-of-state driver’s license. Must meet and maintain the eligibility to operate a personal or tribal vehicle under the driver acceptability guidelines as established by Mohican Nation Insurance.
  16. Must submit to a Criminal Investigation Background Check.
  17. Must have demonstrated ability to maintain satisfactory working record in any prior or current employment.

 

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

  1. This position requires stooping, kneeling, crouching and lift and/or move up to fifty (50) pounds.
  2. Evening and/or weekend work is required. Extended hours and irregular shifts may be required.
  3. Work environment requires excellent personal hygiene due to working in close proximity to others and in enclosed areas.
