Status: Non-Exempt, Full-Time

EMPLOYEE OWNER POSITION PURPOSE:

The Compliance Inspector is responsible for promoting and enforcing established residential property standards designed to preserve the aesthetics and lifestyle of the community. The Compliance Inspector partners closely with the Community Managers, Assistant Community Managers and Community Support Specialists to ensure consistent adherence to the community's CC&Rs, Rules and Regulations, and other key standards. This role requires a strong understanding of HOA governing documents and applicable state/federal regulations.

JOB DUTIES AND RESPONSIBILITIES:

  • Conduct exterior inspections of all homes from the common elements to verify compliance with the HOA governing documents. May, as requested, verify changes or improvement requests to confirm specifications are in accordance with Architectural & Landscape Committee standards and governing documents
  • Collaborate with the assigned team to finalize inspections to ensure violation letters are processed and report any concerns on common elements to the portfolio team
  • May, as requested, conduct inspections for properties that transition from the Developer stage -specifically focusing on quality standard compliance on an as-needed basis
  • Regularly communicate with portfolio team to ensure effective channels remain open regarding compliance matters; serve as a conduit to relay feedback appropriately and in a timely manner
  • Provide or attend compliance training as directed by leadership
  • May coordinate site visit schedule and assignments with other Inspectors or portfolio team
  • Document and track time spent on-site for client reporting to portfolio team
  • Other duties and special projects as assigned

QUALIFICATIONS:

  • High School diploma (or equivalent): Associate degree preferred.
  • Minimum of (2) years of property management (or related) experience. CAI certifications preferred.
  • Strong preference for previous experience in facilities and/or maintenance management in hospitality, property management, or a related industry
  • Solid knowledge of Microsoft Outlook, Excel, and Word
  • Strong leadership abilities and comfort with public speaking (small and large groups)
  • Conflict resolution skills
  • Ability to meet deadlines and address time-sensitive issues
  • Superior multi-tasking skills
  • Excellent written and verbal communication
  • Ability to provide high-level customer service with astute attention to detail and organization
  • Must be a team player
  • Ability to manage workflow amid shifting priorities
  • Willing to learn Company process and procedures, and learn/use proprietary software
  • Adaptable and dependable with a solid attendance record
  • Professional and respectful demeanor with all staff and guests at all times

SPECIAL POSITION REQUIREMENTS:

  • Must have and maintain a valid driver's license, vehicle insurance, and driving record in compliance with Company policy
  • Ability to walk varied terrain

ESSENTIAL FUNCTIONS:

  • Use standard company equipment, including computer, tablet, phone, copier/scanner, etc.
  • Stationary for periods of time
  • Relocate up to (25) pounds
  • Travel to and from client communities
