OVERVIEW
The Assistant Property Manager is responsible for supporting the Property Manager by effectively managing high-level and detailed tasks relating to the daily operations of the property and by providing excellent customer service. The Assistant Property Manager oversees the budget with an emphasis on accounts receivable, delinquency, lease renewals, eviction filings and rent payment processing. The Assistant Property Manager also assists with current and prospective resident interactions, conducting leasing tours, administrative duties, processing move-ins and move-outs, and handling the day-to-day operations in the absence of the Property Manager.

ROLE RESPONSIBILITIES
The responsibilities listed below are not all-encompassing. Other related duties may be assigned. This position is Monday through Friday with Rotating Saturday's.
Contributes to the curb appeal on a daily basis, ensuring a pristine community presentation including models, tour path, amenities, vacant ready apartments, leasing center and offices (where applicable)
Strives to meet or exceed Friedman Five Star Performance Metrics goals set on a weekly, monthly, and annual basis.
Assists with monitoring all property vacancy weekly and monthly to make sure turns are being completed in accordance with company timelines and standards.
Assists with monitoring all property open service orders weekly and monthly to make sure company standards are being met.
Completes assigned marketing initiatives.
Tours prospective residents, processes applications, follows up with leads.
Completes required paperwork for applicants, move-ins and renewals.
Accurately records lease charges and posts necessary adjustments to resident accounts.
Reviews delinquency reports, assesses late charges and coordinates default proceedings.
Assists in the investigation and resolution of resident complaints.
Maintains professional and timely communications with residents and prospective residents.
Assists in planning and attending resident functions and other resident retention programs.
Ensures apartments are ready for new residents.
Works as part of a team and assists team members as needed.
Follows policies relating to but not limited to Fair Housing, OSHA, and Friedman Realty Group.
QUALIFICATIONS
College Degree preferred and/or 3 years property management experience
Understanding of financial and accounting principles
Previous experience with marketing, sales activities and customer service
Computer proficiency including MS Office; experience with Entrata preferred
Ability to perform in a busy, changing, multi-tasking work environment
Excellent communication skills and strong professionalism
Verbal, math and reasoning skills

Salary: $25.00 - $30.00 per hour
