Job Summary

This position is responsible for supporting various departments, Regionals and property staff administratively and assisting in project as assigned by the department/supervisor. The Marketing Manager is often the first communication point of the department/property supervisor and should demonstrate exemplary service. This position operates within and contributes to an environment that complies with Fair Housing laws and Equal Employment Opportunity.

Responsibilities:

Due to the variation of the position, the Marketing Manager may be responsible for any of the following responsibilities:

  • Handling of all market unit annual renewals both Section 8 Market and Tax Credit Market renters.
  • Will conduct Market Survey Desk Reviews of the property's competition to include, all amenities, in order to determine appropriate rent increases to Market renters.
  • Conduct initial analysis for all properties and create Excel spreadsheets, in order to track renewals and rent increases.
  • Provide general administrative support to the market rate properties or properties with market rate or unassisted units.
  • Ensure timely renewal reminders to residents and coordination with site Property Managers.
  • Handle the marketing efforts of the portfolio; i.e., design of brochures, flyers, advertising, as required.
  • Post, update and track ad traffic on all marketing sites, to include; all internet locations; Zillow, Apts.com, For Rent, etc.
  • Assist with marketing efforts on Section 8 properties with limited waitlists.
  • Update property websites with new photos and information as needed.
  • Interface with the Accounting Department to ensure that reporting on market unit rents, concessions, etc. are accurate.
  • Prepare marketing reports to track market rents and renewal dates.
  • Identify properties in need of augmented advertising or marketing based on current trended vacancy rates.
  • Alert and track any units that are > 15 days vacant.
  • Other responsibilities as requested by the department and/or property supervisor.

Skills & Abilities

Administrative Skills - general office duties, writing letters, answering phones, filing, preparing reports, interpreting policies and procedures, proficiency in office equipment.

Analytical Skills - ability to create and compare statistical data; ability to analyze monthly bills; ability to conduct research on various topics. .

Communication/Language Skills - ability to effectively communicate (written and oral) with all levels of employees, outside agencies and manage large volumes of correspondence; ability to proofread documents; ability to interpret HUD manuals.

Computer Skills - Adobe Acrobat, Excel, Word, Outlook, Internet, Publisher, Power Point and One-Site.

Coordinating Skills - ability to prioritize and schedule multiple projects simultaneously; ability to effectively organize records/files; ability to set up meetings, travel arrangements and training registrations.

Creative Skills - ability to create letters, memorandums, sales brochures, flyers, meeting presentations, forms and questionnaires.

Leadership Skills - ability to act as a role model and team-builder.

Mathematical Skills - ability to use basis mathematical skills.

Other Skills - Confidentiality, Consideration, Flexibility.

Working Conditions

Work is typically performed in a normal office environment with moderate noise level
