Salary: $25/hour DOE

EMPLOYEE OWNER POSITION PURPOSE:
The Maintenance Foreman is responsible for the cleaning and work inspections of mechanical, electrical, plumbing, light carpentry throughout the community, clubhouse, pool and other common areas of the community. Key areas of focus include maintaining a clean and orderly environment, ensuring appropriate supplies are stocked, and performing non-routine support as needed.
The Maintenance Foreman acts on behalf of The Management Trust and the Association to ensure proper physical condition of the property. Effective communication and collaboration with the General Manager and direct supervisor are vital so that concerns are known and addressed in a timely manner. The Maintenance Foreman operates within the scope of his/her ability and job duties to ensure the safety of him/herself, residents, all employees, and the property at all times. In addition to supervisory duties, this individual performs work orders and other hands-on tasks. This position plays a key role in the daily experience and wellbeing of homeowners, guests, and fellow employees.
JOB DUTIES AND RESPONSIBILITIES:
General Maintenance
- Perform maintenance and repair of mechanical, electrical, and plumbing systems not requiring State trade licensing, and perform light carpentry work.
- Performs a variety of cleaning/maintenance duties in designated areas; this may include, but is not limited to: sweeping, mopping, shampooing, pool cleaning / maintenance, painting, dusting, polishing, trash disposal, replacing light bulbs and window cleaning.
- Remove garbage and recycling from premises and assist in emergency cleaning
- Safely handle cleaning supplies and related chemicals in accordance to OSHA requirements
- Perform the set up and take down of events for community; including but not limited to: tents, tables, chairs, furniture, linens, stage, etc.
- Inspect all assigned areas daily
- Notify supervisor of occurring deficiencies or needed repairs
- Manage emergency cleaning and upkeep requests - particularly hazards
- Troubleshoot maintenance issues as requested
- Complete daily work orders as scheduled
- Maintain clean supplies, tools, and equipment for assigned areas
- Other duties and special projects as assigned
- Provide assessment, oversight, and maintenance of association common areas and elements.
- Tasks include: regularly clear main lines (with a plumbing snake), inspect sump pumps and maintain all drains clear of debris.
- Roof Equipment
- Provide assessment, oversight, and maintenance of association common areas and elements.
- Inspect all roof equipment monthly, including HVAC units and exhaust fans
- Ensure roofing materials are in good repair and report any repairs needed.
- Building Equipment
- Provide assessment, oversight, and maintenance of association common areas.
- Inspect all equipment, pumps, heaters, etc. per schedule to ensure functionality
- Perform maintenance as needed, including, but not limited to: changing/checking filters, emergency generator fuel levels, perform monthly elevator checks per fire department requirements.
- Coordinate HVAC system shut-offs for building repairs
- Meet with vendors to review maintenance needs when required.
- May receive after-hours service requests on an as needed basis (ensure all hours are properly reported)
- Obtain appropriate approval from the General Manager or Board of Directors as needed for repairs
- Provide project management oversight of assigned projects and assist in the preparation of RFPs
- Other duties and special projects as assigned
EXCEPTIONS:
- This role is not responsible for maintaining or repairing property that is the responsibility of the Homeowners
- This role is not responsible for maintaining or repairing safety components or major building systems
QUALIFICATIONS:
- High School Diploma (or equivalent)
- Experience in custodial/maintenance services - with generally between 2-4 years of experience
- Superior multi-tasking skills
- Excellent written and verbal communication
- Ability to provide high-level customer service with astute attention to detail and organization
- Must be a team player
- Ability to manage workflow amid shifting priorities
- Adaptable and dependable with a solid attendance record
- Ability to respond to emergencies on a timely manner
- Basic computer skills are a big plus
- Professional and respectful demeanor with all internal and external customers at all times
- Ability to work independently and follow instructions with minimal supervision
- Experience managing a housekeeping or janitorial team
SPECIAL POSITION REQUIREMENTS:
- Must have reliable transportation for travel to and from offsite locations (including to obtain materials)
- Must have and maintain a valid driver's license, vehicle insurance, and driving record in compliance with Company policy
ESSENTIAL FUNCTIONS:
- Use standard office equipment, including: computer, phone, copier/scanner, etc.
- Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
- Be stationary or in motion for periods of time
- Relocate up to (40) pounds
- Travel to and from offsite locations

SCHEDULE & TRAVEL:
- PART-TIME: Variable hours - approximately 24 - 30 hours weekly
- This position may require occasional long hours to meet business needs, including being available for emergency needs
