Performs preventive maintenance and documents completion of scheduled daily/weekly/monthly tasks in a preventive maintenance log
• Performs and documents weekly testing and monthly load testing of facility generator
• Performs daily testing of water temperatures, ensuring that testing takes place and is documented seven (7) days per week; further ensuring that each tap is tested each month
• Tests fire alarms as scheduled and records test results
• Coordinates the testing of the sprinkler system as scheduled
• Keeps outside grounds in safe, clean, and aesthetically pleasing appearance
• Cleans, sweeps (or shovels) parking lots, sidewalks, and driveways with the assistance of grounds maintenance contractor, where required • Repairs and lubricates equipment
• Replaces light bulbs and fluorescent tubing
• Cleans grease traps, air conditioner filters, and all other filters and vents
• Maintains a maintenance repair request log and responds on a timely basis to all maintenance requests from staff
• Performs non-routine maintenance functions as required to respond to resident needs
• Responsible for heavy floor care in all public spaces, houses, and resident rooms, including buffing and striping vinyl flooring and extracting carpeting
• Performs inspections of methods and work practices and makes daily rounds of building to ensure efficient, desired results; makes corrections as needed
• Maintains comfortable temperature in facility at all times
• Follows and adheres to building cleaning scheduling guidelines as outlined in the Environmental Services Manual
• Maintains records on all purchases, repairs, equipment manuals, blueprints, etc. in an organized fashion
• Uses supplies and equipment cost-efficiently
• Examines and recommends techniques for reducing utility expenses
• Maintains all storerooms (and maintenance/housekeeping office) in a neat, organized, uncluttered, and safe fashion
• Maintains an inventory of all stored supplies, equipment, and other items
• Maintains linen inventory in each house
• Conducts linen inventories quarterly or as needed. Places necessary linen orders
• Assures that an adequate supply of housekeeping and laundry supplies are maintained in each of the four "House" utility janitor closets for use by Resident Caregivers to perform housekeeping duties
• Coordinates and/or provides safety training and education programs for new and current employees
• Develops, promotes, and sponsors employee awareness and involvement programs
