JOB DESCRIPTION

External Community Relations Director

The External Community Relations Director is responsible for meeting and exceeding the community's occupancy and revenue targets. This is accomplished through developing internal and external sales & marketing plans that build strategic relationships with referral sources which produce qualified leads. In partnership with the Executive Director, the EXT CRD leads the sales function of the community and ensures continued success.

RESPONSIBLITIES:

  1. Maintains and/or improves upon the occupancy level of the community in accordance with the marketing and business plans.

  1. Closes sales by assisting prospective residents, their family members, and/or advisors in the decision-making process by understanding their needs and educating them about how services and programs can meet their needs.

  1. Follows up with leads timely and consistently to effectively continue the sales process.

  1. Responds promptly to inquiries from all referral sources, prospective residents, and families. Provides appropriate community and company information.

  1. Consistently utilizes and manages CRM database to advance opportunities.

  1. Provides ongoing competitive analysis information; provides real-time recommendations regarding market rates, programs and services.

  1. Completes outside Business Development sales calls to meet or exceed the established expectations as set by the community marketing plan with ED/Home Office guidance.

  1. Collaborates with Executive Director to accurately forecast move-in activity.

  1. Facilitate training and continuous in-servicing for all community staff that may field an inquiry call or conduct a walk-in or scheduled tour.

  1. Works with Executive Director to assess first impressions and rent-ready apartment challenges/opportunities. Ensures model room (as appropriate) is presentable.

  1. Facilitates move-in's to the community by following the company's established procedures in obtaining required documentation for each new move-in, communicating with appropriate staff regarding the new resident, assuring the room is ready and assuring the new resident is greeted properly.

  1. Develops and maintains strong working relationships with referral agencies.

  1. Hosts in-community events and creates opportunities to encourage referrals.

  1. Maintains a positive attitude and helps to assure the morale of the community's staff remains high.

  2. Accompanies prospective residents to model apartments and discusses size and layout of rooms, available services, associated fees, and terms of lease. Introduces prospective residents to department heads of areas in which they might have

  3. a particular concern. Becomes familiar with all services provided by all other departments in order to discuss these services accurately and objectively with the potential resident/family member.

  4. In conjunction with the Executive Director, assures that the community's appearance

  5. and resident care meets company standards.

  6. Assures accurate and timely preparation and submission of all required reports.

  7. Is responsible for complying with being on-call and serving as Manager on Duty as directed by the Executive Director.

  8. Performs other duties as may by assigned from time to time.

QUALIFICATIONS:

  • One (1) or more years of related sales experience. (senior living preferred)
  • Must have outstanding customer service skills and the ability to drive the sales process.
  • and outside marketing goals.
  • Must be highly organize with the ability to multi-task.
  • Ability to meet deadlines and performance goals.
  • Must have a valid driver's li cense and own transportation to accomplish networking
