About the Organization A pioneering not-for-profit affordable housing developer and community programs initiator in New York City, Settlement Housing Fund, Inc. has worked since 1969 to create more than 9,000 apartments through 73 affordable rental and homeownership development projects. Settlement Housing presently owns and maintains 50 buildings with more than 3,100 apartments throughout New York City, with concentrations of housing and services in the Mt. Eden and Fordham Heights sections of the Bronx, Crown Heights, Brooklyn, the Lower East Side, as well as other sites throughout Manhattan. The organization is working on a growing pipeline of new construction and preservation projects throughout the city, and expanding its Resident Engagement Services to meet the housing stability needs of households leaving shelter and other at-risk tenants.



Settlement Housing Fund is the parent organization of The Crenulated Company, LTD dba New Settlement which was created in 1989 with the acquisition of 14 abandoned buildings from the City of New York. New Settlement has evolved into a robust social service organization offering a range of community-based services in education, college access, youth development, arts, workforce development, community organizing, wellness and other key services that provide important resources to the neighborhood's youth and families. New Settlement's success has been achieved through close collaboration with a wide range of educational institutions, housing and community development organizations, businesses, youth development and social service agencies - in the neighborhood, Bronx-wide, across New York and nationally. Description

JOB SUMMARY: Settlement Housing Fund, Inc. (SHF) is a nonprofit organization which creates and sustains high-quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City. SHF works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment, and wellness. SHF currently owns approximately 2,700 units of affordable housing in 47 buildings, located in the Bronx, Manhattan, and Brooklyn, and has a development pipeline which includes a mix of new construction and preservation projects. In addition, we are overseeing more than 1,400 units that are under construction/rehabilitation.

SHF is seeking an Assistant Project Manager to support the development process for a mixture of new construction and preservation projects.  The salary range for the Assistant Project Manager role is $60,000 to $75,000.

Job Duties include but not limited to:

  • The Assistant Project Manager will support the SHF Real Estate Development team on a variety of tasks, including, but not limited to:
  • Support RFP submissions, including tracking deliverables, reviewing drafts, organizing meetings, and coordinating with partners.
  • Coordinate process to select consultants and partners, such as architects, general contractors, attorneys, environmental consultants, financing partners, local partners, and many others.
  • Coordinate meetings with the design team, identify decisions for SHF, and ensure that the design process stays on schedule.
  • Track invoices and expenses, submit requisitions, and update budgets.
  • Support submission of financing applications, closing checklists, and other predevelopment approvals.
  • Prepare materials to share with residents and community partners and attend resident, neighborhood, and community meetings.
  • Support communication between property managers, tenants, consultants, and development staff.
  • Track temporary tenant relocation data including leases, utility accounts, invoices, tenant status, and other information.
  • Collaborate with internal legal and fiscal teams to review documents and invoices, process payments to consultants and project partners, and problem solve issues.
  • Coordinate unit access with tenants as needed for construction-related testing, remediation, inspections, or related activities. Closely track construction-related tasks completed and needed within specific residential units.
  • Participate in construction administration, identify decisions for ownership and coordinate decision-making process, and submit monthly requisitions.
  • Provide information to SHF Asset Management team as needed.
 
Position Requirements

The Assistant Project Manager will possess many of the following skills and qualifications:

  • Interest in affordable housing development and project management
  • Strong organizational, analytical, communication, and writing skills; detail-oriented
  • Demonstrated skills in data tracking, synthesis, and analysis in Microsoft Excel.
  • Ability to work in a fast-paced environment and complete multiple tasks with simultaneous deadlines
  • Demonstrated track record of learning quickly and being able to work independently and with a team
  • Demonstrated ability to take initiative, suggest new ideas, and move tasks forward
  • Available for frequent local travel (within walking distance of public transit) and occasional weeknight work
  • Commitment to principles of diversity, equity, and inclusion. Preference for candidates with lived experience connected to SHF’s mission.
