Overall responsibility for inspections related to residential, commercial, and multi-family dwellings to ensure the property is compliant with current property maintenance, regulatory agency requirements, and fire code requirements. This includes issuing lease violations, resolving city violations, reviewing inspection reports, and issuing social service referral forms as needed. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.

Primary Responsibilities

  • Inspect and re-inspect residential units, buildings, residential and commercial properties for compliance with the local city and fire code requirements, including any HUD, contract administrator or other federal and state grant programs. Write up compliance orders on violations and issue compliance requests to residents as directed by the property manager; prepare inspection records and reports.

  • Document all information in HappyCo and create work orders as needed. Follow up and re-inspect as necessary.

  • Perform general neighborhood inspections; work with residents, staff, and neighborhood groups to ensure properties meet the required standards of safety and sanitation.

  • Prepare correspondence relative to inspections; communicate compliance orders on violations and issue compliance requests to residents with deadlines. This includes legal demands and notices as instructed by the manager.

  • Maintain all records of communications and inspections.

  • Enforce compliance with City Codes and work collaboratively with other City Staff, such as the Building Safety Inspectors, Support Staff, Fire Department, and Police Department.

  • Proactive and preventative inspection of residential and commercial properties for ordinance violations including tall grass, weeds, trash and to help promote excellent curb appeal.

  • Provides information and answers questions on ordinance violations.

  • All other related tasks as assigned.

Essential Skills and Abilities

  • Administrative Skills – general office duties, answering phones, creating memos, email correspondence, knowledge of HUD regulations/policies and Local and State codes (preferred).

  • Analytical Skills – ability to use statistical data for the recertification process, ability to determine resident turnover and rea- sons why residents are moving, ability to determine resident needs.

  • Communication/Language Skills – ability to communicate with residents, other site-level staff, corporate office staff, vendors and contractors, and city workers.

  • Computer Skills – Outlook, Excel, Word, Internet, and Onesite (preferred).

  • Leadership Skills – ability to motivate others and operate as a team; ability to take initiative and delegate work to others; ability to handle emergency situations.

  • Mathematical Skills – ability to calculate social security rates, rent payments and pro-rations; ability to maintain purchasing and declining balances.

  • Other Skills – confidentiality, customer service, patience, professionalism, teamwork.
