As a Director of Operations, you will be accountable for the equipment, construction, property & real estate, maintenance, security, and cleanliness of all Alphaland facilities.This is a full-time, exempt position.

Essential Job Duties:

  • Ensures Alphaland facilities are operational, safe, clean, and updated for staff, clients/members, and visitors at all times, resolving issues or problems in an efficient, cost-effective, and timely fashion
  • Ensures optimal use of all Alphaland facilities and property, including but not limited to, gyms, retail spaces, and outdoor fields and courts
  • Hire and manage vendors / crews to complete the various construction, maintenance, security, and janitorial services at all Alphaland facilities

Other Job Duties & Responsibilities:

  • Commercial Property Management Duties
    • Develop and recommend an annual Property Management budget to ensure builds and property remain updated and safe to use, and secure approval from the CEO
    • Maintain approved Property management budget and monitor for adherence, recommending adjustments (and gaining approval) throughout the year; actively seek out cost savings company-wide but especially by collaborating with the CEO
    • Collaborating with the CEO, establish and review Property Management benchmark KPIs and report on a routine basis, highlighting any anomalies (good or bad) and recommend a plan to enhance or correct issues
    • At a minimum, formally meet with the CEO weekly to review pertinent metrics and work in progress
    • Ensure AlphaEats meets all health, safety, and food regulations and routinely monitors adherence to cleanliness and safety standards
    • Recommend and submit options for various vendors to provide construction, maintenance, security, and janitorial services; gain approval on the vendors from the CEO
    • Ensure vendors are providing services that meet or exceed standards as outlined in various vendor Agreements; remedy and resolve below standard services
  • Equipment
    • Creates and installs policies and procedures for ordering, maintaining, and retiring equipment in all facilities, including but not limited to all office and gym equipment
    • Collaborating with the CTO and/or technology vendor, creates and installs standards for all desktop and laptop computers, keyboards, mice, and other peripheral IT equipment and follows an equipment maintenance and retirement schedule
  • Construction
    • Ensure construction projects remain within budget and are completed on time, serving as a liaison between the CEO and the vendor(s)
  • Maintenance
    • Ensure all Alphaland facilities are updated and maintained appropriately, free from potential safety hazards for employees, clients, and member
  • Security
    • Ensure security services meet or exceed standards and resolve issues as they arise with the security vendor
    • Provide a safe premises no matter where employees, clients, or vendors are on the property
  • Cleanliness
    • Ensure the cleanliness of all Alphaland areas are up to operational standards; remedy and resolve issues as they arise with the janitorial vendor
    • Ensure AlphaEats meets all health, safety, and food regulations and routinely monitors adherence to cleanliness and safety standards
  • Supervisory Duties
    • Vendors
    • Identify and recommend highly competent and capable commercial vendors who provide exceptional service to Alphaland
    • Coach and guide vendors regarding overall performance against Alphaland operational standards and requirements
    • Assess and evaluate vendors annually (at a minimum) and recommend continuation of vendor services, or seek out new vendors
    • Collaborating with the CEO, terminate vendors who are no longer providing services needed or service quality is below standard
  • Direct Reports
    • Conduct performance evaluations annually (at a minimum) and as needed to ensure direct report performance meets or exceeds expectations
    • Collaborating with HR, coach, remedy, and discipline behavior and/or performance which is below standard
    • Collaborating with HR, terminate and off board team members who are no longer a match for the company
  • Other job duties as assigned by management

Position Requirements

Qualifications:

  • Seven (7) or more years of experience in commercial property management with an overall understanding of building operations, equipment, construction, janitorial services, security, and maintenance
  • Manage and hold vendors accountable, and achieving operational standards and results for properties
  • Fluency with metrics-based assessment of vendor performance
  • Functional knowledge of all building compliance codes and other applicable property management regulations
  • Ability to work on call and respond to building emergencies when necessary
  • Functional knowledge of MS Office (Outlook, Word, Excel, Power Point)

Preferred Skills / Experience

  • Bachelor’s degree in Business, Management, Finance, or related field preferred
  • Ability to balance and prioritize day-to-day operational issues and needs

Physical / Environmental Demands:

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
