Location: North Shore Condominium Assn (on-site), Stockton Regional Office
Reporting To: CAM
Status: Non-Exempt, Part-time
Salary: $30.00 per hour

EMPLOYEE OWNER POSITION PURPOSE:

The Maintenance Technician is primarily responsible for the general maintenance and repair of machinery, equipment, physical structures, plumbing, and electrical systems in common areas of the Association.

JOB DUTIES AND RESPONSIBILITIES:

  • Perform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentry
  • Paint common areas as directed by Community Association Manager (CAM) and perform touch-up painting of scratches and nicks as discovered in common areas, as well as to prevent corrosion
  • Perform minor appliance repair such as removal of dust, dirt, grease, and waste material from machines, as well as clean and lubricate machine parts such as shafts, pulleys, gears, and bearings
  • Monitor, clean and repair lighting fixtures and replace bulbs as needed
  • Maintain clean decks, fences, railings, window screens, doors, and sidewalks
  • Clean gutters, down-spouts, and scuppers to maintain drainage
  • Perform grounds maintenance (i.e. blowing and pressure washing) as needed
  • Maintain gate access, as necessary
  • Inspect fire extinguishers for damage as required
  • Coordinate annual fire extinguisher inspection with vendor
  • Maintain trash bins located in common areas, clean and paint, as needed
  • Maintain trash enclosures including hinges, handles and metal closures
  • Daily patrol of building exteriors, interiors, pool, and parking lots; note safety, maintenance, and compliance issues and report them to CAM as necessary
  • Maintain supply inventory and pertinent records of expenses as outlined by CAM
  • Ensure sanitary standards by regularly cleaning the guest room, community room, and restrooms; report issues to janitorial service, as needed
  • Maintain a clean work area, tools, and equipment
  • Other duties and special projects as assigned

QUALIFICATIONS:

  • High School Diploma (or equivalent)
  • Contractor/handyman experience/training required
  • Experience in condominium maintenance - with generally between 4-5 years of experience
  • Ability to work independently and follow instructions with minimum or no supervision
  • Professional and respectful demeanor with staff and residents at all times
  • Conflict resolution skills
  • Ability to meet deadlines and address time-sensitive issues
  • Must be a team player
  • Superior organization, prioritization and assessment/solution skills
  • Ability to manage workflow amid shifting priorities
  • Willing to learn Company process and procedures, and learn/use proprietary software
  • Adaptable and dependable with a solid attendance record
  • Excellent written and verbal communication
  • Basic knowledge of Microsoft Outlook, Excel, and Word

ESSENTIAL FUNCTIONS:

  • Use standard office equipment, including: computer, phone, copier/scanner, etc.
  • Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
  • Lift and relocate up to (50) pounds
  • Be stationary or in motion for periods of time

  • None

SCHEDULE & TRAVEL:

  • 20 hrs/wk (Schedule TBD)
  • Travel as needed to secure supplies, maintenance needs.
  • This position may require occasional long hours to meet business needs, including being available for emergency needs
