Position Title: Maintenance Technician (Lighting)
Location: Palm Desert, CA
Reporting To: General Manager
Status: Non-Exempt, Full-Time
Salary: DOE

  • The Maintenance Technician (Lighting) is primarily responsible for the general maintenance of the common area lighting and electrical systems.


  • Check all common area lights throughout association property weekly for operation including:
    • Common area landscape lighting
    • Common area building lighting
    • All association pool area lighting
  • Replace defective lamps and adapter ballasts
  • Recycle spent lamps according to state requirements
  • Aim, straighten, and adjust light fixtures as needed
  • Replace damaged or yellowed lenses, diffusers and refractors
  • Check lighting controls for operation
  • Replace lighting controls, such as photocells and timeclocks
  • Clean lenses, diffusers, refractors and fixture housing as fixtures are services
  • Troubleshooting, diagnosing problems with the electrical system
  • Submit monthly electronic reports to Management including descriptions of all repairs made
  • Perform preventative maintenance on buildings and association common areas
  • Maintain supply inventory and pertinent records of expenses as outlined by supervisor
  • Maintain a clean work area, tools, and equipment
  • Other duties and special projects as assigned


  • High School Diploma (or equivalent)
  • Experience in property maintenance - with generally between 4-5 years of experience
  • Conflict resolution skills
  • Ability to meet deadlines and address time-sensitive issues
  • Excellent written and verbal communication
  • Ability to provide high-level customer service with astute attention to detail and organization
  • Must be a team player
  • Ability to manage workflow amid shifting priorities
  • Willing to learn Company process and procedures, and learn/use proprietary software
  • Adaptable and dependable with a solid attendance record
  • Professional and respectful demeanor with all internal and external customers at all times


  • Must have and maintain a valid driver's license, vehicle insurance, and driving record in compliance with Company policy


  • Use standard office equipment, including: computer, phone, copier/scanner, etc.
  • Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
  • Relocate up to (50) pounds
  • Be stationary or in motion for periods of time
  • Travel to and from offsite locations
  • Must have own appropriate vehicle

  • Monday-Friday, hours may vary
  • This position may require occasional long hours to meet business needs, including being available for emergency needs
  • Mileage reimbursement at IRS rates
