How Youll Contribute

As a Real Estate Development Analyst, you will help Russell reach our strategic growth goals by supporting a growing real estate development team, streamlining the financial analysis and reporting processes to our expanding project portfolio.

Duties and Responsibilities:

  • Perform all accounting and reporting functions for a portfolio of real estate development projects.
  • Assist in accounting and reporting functions for properties under asset management agreements. Participate in budgeting and operating expense reconciliation process as applicable.
  • Manage development budgets for all aspects of the project life cycle in collaboration with development managers. Effectively identify and communicate budget variances.
  • Develop project level abstracts to track deal structure details and underlying agreements.
  • Develop and maintain project cash flow projections and valuations.
  • Understand partnership agreements and partner/investor waterfall models for income, fees and cash flow distributions.
  • Monitor and track escrow funds deployed.
  • Monitor performance of held investment properties against proforma.
  • Partner with internal development team to identify equity and debt partnerships for projects as needed.
  • Analyze financing options for development projects including debt and equity sources, along with alternative funding sources such as municipal, state and federal tax incentives.
  • Prepare funding requests and submit to equity partner and/or lender in required draw form, and act as primary point of contact to communicate with equity partners and lender as needed to complete the funding process.
  • Effectively work with real estate, construction, and asset management teams to forecast cash needs and gather data for financial modeling.
  • Develop in-depth knowledge of market sectors and geographic locations of Russell projects.
  • Develop economic performance summaries for debt and investment sale packages.
  • Prepare recurring and ad hoc internal and external reporting as needed.
  • Stay abreast of financial trends relative to the organizations development products and services.
  • Participate in process improvement initiatives that support the growth strategy, strong system of internal controls and operational excellence.
 
Position Requirements

Education and Experience Requirements: Bachelor’s degree in Accounting, Finance, Business Management, or related field; or equivalent, relevant experience and knowledge. MBA preferred. Minimum of 3-5 years’ experience in accounting or finance in commercial real estate or related field.

  • Proficiency in financial modeling.
  • Ability to establish strong, long-term, productive internal and external working relationships.
  • Strong analytical skills.
  • Excellent organizational skills and detail orientation.
  • Effective interpersonal, verbal and written communication skills; including presentation skills.
  • Strong computer skills, with thorough knowledge of MS Excel and/or other financial software packages.
  • Strong sense of personal motivation and responsibility.
  • Able to function both in a team-oriented setting and independently.
