About the Organization
For the last 30 years, CASA has provided affordable housing in the Triangle for those at risk of homelessness. Grounded in the belief that the solution to homelessness is housing, CASA owns and manages more than fifty multi-family and scattered site residential properties that provide a place to live for families, veterans, individuals with disabilities, formerly homeless individuals and those in the workforce who struggle to afford housing.
CASA is experienced in the full range of management activities required to provide high quality service to residents giving them an opportunity to live successfully. Since the acquisition of its first property in Raleigh in 1993, CASA has grown to nearly five hundred units in Wake, Durham, and Orange Counties, with five additional properties currently under development with more planned in all three counties.
CASA is a non-profit affordable housing organization funded through rental income, philanthropic gifts, and local, state, and federal government. CASA's main administrative and property management office is in Raleigh, with a second property management location in Durham.

The mission of CASA is to provide access to stable, affordable housing for people who are homeless or at risk by developing and managing rental communities.

Description

Responsible for supporting operational consistency across the agency’s maintenance department. Oversee all aspects of maintenance and repair operations for a large portfolio of properties which includes building and landscape maintenance, contract administration, janitorial, pest management, and environmental remediation and compliance.

Duties and Responsibilities include the following:

  1. Assesses maintenance management systems to develop & implement systems that ensure high quality maintenance management services.
  2. Provides administrative and technical supervision of maintenance supervisors, with responsibility for inspecting agency properties regularly for maintenance needs, safety hazards or structural damage.
  3. Supervise assigned staff by coaching, providing direction for employees, approving timesheets, and conducting performance evaluations.
  4. Manage all aspects of facilities operations including purchasing supplies, contract administration, hiring staff, managing maintenance inventory, and overseeing repairs and maintenance.
  5. Makes recommendations and participates in the annual budget process.
  6. Create strategic priorities, develops team goals, expectations, and benchmarks for success for all maintenance activities.
  7. Develop and oversee individual and team workplans in support of priorities and goals.
  8. Inspect work performed by vendors, review invoices and authorize payments.
  9. Develop training and implement plans in response to emergencies and inclement weather events; responding to adverse weather events and emergency response operations as required.
  10. Develop, implement, and update maintenance policies and procedures.
  11. Oversee facility security measures such as installing cameras, hiring security staff, and developing emergency response plans.
  12. Coordinate key management system.
  13. Provide after hours and on call coverage and support as needed.
  14. Collaborate with Controller and CAO to develop a routine maintenance schedule and forecast of costs for all properties.
  15. Recommend long term maintenance activities on CASA buildings.
  16. Collaborates with CEO, CAO, Real Estate development, Property Management, Finance, and other management to further agency strategies
  17. Work in partnership with Property Management Supervisor and Leasing team regarding communication and systems for joint activities between leasing and maintenance.
  18. Collaborates with CASA's Real Estate Development team to assess and plan for maintenance at new properties and support new construction activities as needed.
  19. Work with Real Estate Development team to coordinate and oversee rehab activities at both existing properties and new acquisitions, track expenses to budget and complete work within timelines.
  20. Remains in alignment with CASA principles and values and provides direction for high quality customer service.
  21. Follows established company policies and complete all work in an ethical, fair, and consistent manner.
  22. Completes all other tasks as assigned.
 
Position Requirements

Supervisory Responsibilities:

Responsible for the overall direction, coordination, and evaluation of the Maintenance Department. Manage subordinate supervisors who supervise employees within the Department. Fulfills supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Language Ability:

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format.

Math Ability:

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability:

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Computer Skills:

To perform this job successfully, an individual should have knowledge of Microsoft Outlook, Microsoft Word, Microsoft Excel, Podio, and Property Boss.

Education/Experience:

Bachelor's degree (B.A./B.S.) from four-year college or university; and two to four years related experience and/or training; or equivalent combination of education and experience.

Certificates and Licenses:

Valid driver’s license

  • Leadership skills: able to lead, coach, inspire, support, and motivate
  • Strong communication (verbal, written) and interpersonal skills
  • Project management experience
  • Time management skills
  • Ability to make sound business decisions in line with the agency's mission
  • Demonstrated experience supervising multiple teams 5 years.

Other work environment exposure occasionally include mold, lead and asbestos or blood borne pathogens. The noise level in the work environment is usually moderate.
