SUMMARY

Responsible for maintenance support of all facilities and facility-related areas at all Opportunity Village locations. Project management includes planning, coordinating and scheduling facility repairs and equipment repairs using CMMS and other software systems. Manages overall daily facility custodial and maintenance at OV. Responsible for compliance with governmental health and safety standards. Additional responsibilities also include providing administrative support and directing the day-to-day operations of the companys vehicle fleet, to include the companys heavy-duty trucks.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Reinforce and positively engage in Opportunity Villages organizational culture supporting choice and creativity of individuals-served and of staff.
  2. Support Manager of Facilities with program, plan and staff development.
  3. Ensures department compliance with all Federal and State regulations, company and division policies and procedures, health and safety rules and regulations.
  4. Assist with all building and grounds maintenance at the various Opportunity Village locations and Preventative Maintenance Plan.
  5. Purchase goods and services related to facilities management.
  6. Perform maintenance to all HVAC, electrical, plumbing, buildings, etc. at all Opportunity Village facilities
  7. Acts as emergency on-call contact for all Opportunity Village facilities.
  8. Member of Safety Committee; address any concerns including government, health, safety, and OSHA requirements.
  9. Performs other duties as assigned.

 

SUPERVISORY RESPONSIBILITIES

  • This position supervises maintenance technicians.

 

 

 

 

 
Position Requirements

SKILLS REQUIRED

  • Project management and software skills.
  • Must possess social perceptiveness to assess and understand other’s reactions and behaviors.
  • Working knowledge of the DOT regulations.
  • Ability to control cost and work within the budget. 
  • Ability to provide excellent customer service.
  • Must encompass professional demeanor.
  • Ability to define problems and draw valid conclusions.
  • Ability to drive a motor vehicle, operate an Ariel Lift, Forklift, and ability to become proficient and certified in operating material moving equipment.
  • Ability to use hand tools competently and safely.
  • Computer literate and familiar with business and project planning software, proficient with Microsoft Office suite to include Word, Excel, Access, Outlook, Power Point.

Language Skills:

Ability to communicate effectively with individuals, co-workers, and supervisors (verbal and written) and the ability to build collaborative relationships at all levels with proven ability to exhibit tact and diplomacy in sensitive situations. Ability to read, analyze, and interpret documents, such as policy and procedure manuals, maintenance instructions, and other related documents.  Ability to respond to common inquiries from other employees or guests. Fluency in English required, second language a plus. Ability to write detailed instructions and correspondence. Ability to effectively present information in one-on-one and group situations.

Mathematical Skills & Reasoning Ability:

Ability to compute basic mathematical calculations. Ability to decipher various reports and maintains reports upon request. Ability to perform basic accounting techniques and budget development.

 

EDUCATION AND EXPERIENCE

Required:

  • Five (5) years of verifiable work experience as a manager/supervisor.
  • Expertise in project management and related software.
  • Valid Driver License and a clean driving history.
  • Forklift certification within six (6) months of hire.
  • Knowledge OSHA regulations.

Preferred:

  • Prior experience with developmentally disabled individuals.
  • Environmental Protection Agency (EPA) and Heating, Ventilation and Air Conditioning (HVAC) certification or the ability to obtain these certifications within six (6) months of hire.
  • Supervisory experience in facilities/maintenance/custodial.
  • Certified OSHA 30

  • Ability to endure varied noise levels from moderate to loud.
  • Ability to tolerate stress and conduct tasks and successfully perform under critical deadlines.
  • Manual dexterity to operate office equipment and examine documents, records and files.
