Commercial Retail Project Manager

Asa Carlton, Inc., a commercial construction company headquartered in Braselton, Georgia, currently has an opening for a Retail Project Manager. We are seeking candidates with extensive experience in the Retail and Commercial Construction sectors, with specialization in fast-paced projects, multi-site Retail programs, renovations and interior buildouts, and open store remodels. This candidate will be responsible for managing projects nationwide across the entire US.

Asa Carlton, Inc. began operations in 2003 as a commercial construction firm specializing in retail, hospitality, office, and healthcare interiors nationwide. Today, the company continues to grow rapidly into one of the most respected and widely used performance-based interior contractors on a national level. Asa Carlton Inc.'s services, in addition to General Contracting, include performing many of the critical path interior scopes of work such as drywall, flooring, and fixtures with our own forces - allowing us to more tightly control the schedule and quality of each project. We maintain licenses in most states - and Puerto Rico. From smaller retail rollouts, resets, attractions, and merchandising projects to multi-site programs, complete renovations, conversions, and new construction, Asa Carlton's focus is always on the customer's complete satisfaction with zero disruption to their end user.

Responsibilities will include, but are not limited to:

Project Set Up:

  • Collaborate with Asa Carlton's Preconstruction team as needed during the preconstruction phase. Prepare budget and cost estimates and initial project schedules as needed.
  • Plan, create, and maintain all critical path scheduling to ensure deadlines and project deliverables are met.
  • Manage process to obtain permits and licenses from appropriate authorities.
  • Review owner contract and become familiar with the terms & conditions.
  • Ability to review drawings and specifications to become completely familiar with the project, identify long lead items and critical path items.
  • Determine and define project scope and objectives.
  • Prepare budget based on scope of work and resource requirements.

Project Operations:

  • Provide management oversight for all phases of construction projects from beginning to end.
  • Manage multiple high-paced construction projects simultaneously.
  • Determine and define scope of work and deliverables and negotiate contracts with subcontractors and vendors to reach profitable agreements.
  • Allocate and manage resources (manpower, equipment, and materials) to ensure that they are available when they are needed throughout the construction project with attention to budgetary limitations.
  • Become a subject matter expert of our client's organization, operational goals, and culture
  • Collaborate with engineers, architects, and key team members to ensure that project specifications are met.
  • Comply with building codes as well as legal requirements of authorities having jurisdiction.
  • Supervise the work of Asa Carlton Superintendents and project staff, providing training and guidance as needed.
  • Keep all stakeholders aware of the progress of projects and prepare detailed progress reports regularly.
  • Ensure adherence to all health and safety standards and report issues.
  • Understand and follow company policy, processes, and procedures.
  • Develop and manage the project budget to ensure job profitability. Complete monthly financial projections and cost-to-complete analysis. Provide financial reporting to Asa Carlton Management and Controller.
  • Evaluate risks.
  • Resolve any problems that may arise.
  • Conduct regular site visits to check and monitor progress and quality standards.
  • Coordinate and manage the RFI and Submittal process with the project team.
  • Ensure that company requirements for subcontract and insurance compliance are met.
  • Negotiate change orders with client and subcontractors, tracking via change order log.
  • Review superintendent daily reports, weekly project pictures, and safety documentation.
  • Review and approve subcontractor and vendor invoices.

Project Closeout:

  • Manage the project closeout process including punch list completion, final photos, closeout book submission, and turnover to client.
  • Distribute all punch-lists and follow up as necessary to ensure timely completion of punch-list work.
  • Collect all required close out documents from Superintendent and subcontractors prior to leaving the project.
  • Assemble required close out documentation and address any non-compliance with subcontractors and Superintendents.

Position Requirements

Qualifications

  • Five years or more of proven experience as a Construction Project Manager in retail and commercial construction is required.
  • A Bachelor’s degree in Construction Management, Engineering, or related degree is preferred, but equivalent work experience will also be considered.
  • Experience with multi-state Retail programs, rollouts, and renovations is preferred.
  • Experience with new ground-up projects, new additions, and expansions is preferred.
  • In-depth understanding of construction procedures and project management principles.
  • Familiarity with quality and health and safety standards.
  • Proficient knowledge of MS Office Suite, with a heavy emphasis in Excel.
  • Experience with Sage accounting software is a plus.
  • Experience with on-screen takeoff software such as Bluebeam, PlanSwift, OST, etc.
  • Ability to learn client online portals and navigate with ease.
  • Outstanding communication and negotiation skills.
  • A team player with strong leadership abilities.
  • Extensive previous experience managing budgets for construction projects.
  • Excellent organization skills and time management ability.
  • Ability to multitask.
  • This is a Corporate Office position which may require nationwide travel up to 20-30% throughout the entire US.
  • OSHA 10 required; OSHA 30 preferred.
