Specific Job Detail

The primary purpose is to supervise, coordinate, and perform the activities of the maintenance department to ensure the center is maintained in good repair and all systems are in compliance with applicable safety and fire regulations and federal, state, and local building codes to ensure a safe, comfortable environment.

Essential Job Functions

Knows and respects patient rights ? Ensures protected health information is kept confidential ? Reports complaints made by patients to supervisor ? Reports all allegations of patient abuse, neglect and/or misappropriation of patient property Safety and Sanitation ? Follows established safety policies and procedures ? Observes safety needs of patients as indicated in care plan ? Wears and/or uses safety equipment and supplies when indicated and properly trained to use ? Demonstrates job-specific knowledge of fire and disaster preparedness during drills or actual situations Staff Development ? Attends and participates in scheduled in-service training, educational classes and meetings ? Attends and participates in Circle of Care classes Director of Maintenance Responsibilities ? Performs regular, scheduled safety inspections. Performs weekly walk-through inspections of high-risk areas. ? Follows all prescribed Life Safety and Preventative Maintenance tasks in TELS as required for federal, state, local, and corporate compliance. Fax/ email documentation as required. ? Prepares a monthly schedule, based on calendar days, for performance of preventive maintenance, striving to allot part of each day to these duties. ? Develops center profile and physical plant history by maintaining complete documentation of all maintenance activities including accurate records of all replacement parts and materials used. ? Maintains required logs/documentation on following in accordance with the Life Safety Manual and OSHA compliance including, but not limited to: fire alarm test reports, smoke/heat detectors, sprinkler inspections, emergency generator logs, range hood suppression systems, fire extinguishers, hood and duct cleaning, door locking devices, water temperatures, water hardness, fire and smoke wall dampers, fire and smoke doors, fire drills, disaster drills, door alarm drills, flame spread certification, boiler vessel certification, elevator certification, facility service contracts, medical waste manifests, confined space documentation, survey documentation, material safety data sheets, lock out/tag out program. ? Performs all routine maintenance and repair work as required, but not limited to: o Performs daily rounds through entire center and uses acquired information to assist in establishing work priority. o Picks up work order requests daily and establishes work priority. In some facilities, the work orders are submitted and tracked electronically through the TELS system. Maintains electrical and mechanical equipment in good working order; Adjusts functional parts of devices and control instruments, lubricates and cleans parts, as needed. Cleans/changes filters as required based on environment of center. o Lubricates potty chairs, wheelchairs, shower chairs, wheeled geri-chairs, drug carts, etc.; Repairs outdoor chairs and benches; Reports serious failures and problems to Administrator. o Investigates causes of wall/door/frame damage, which might be contributed to protruding bolts or etc. on carts, dollies, or chairs and repair problems. o Checks light bulbs and exit lights, room temperatures, circuit breakers, temperature in all cooler and freezers, and nurse call system and makes all necessary adjustments and repairs. o Cleans lint, dust, and dirt from dryers, vents, and heat registers; Cleans condenser coils in refrigeration units; Hoses out garbage cans; Washes windows and screens outside the building; Cleans ice machines. o Keeps grounds cleared of debris; Collects and disposes of leaves and refuse in keeping with local code. o Performs roof maintenance including removal of leaves and debris from roof, gutters and drain. Ensures roof drains remain clear and unobstructed. o Checks toilet seats and grab rails for security and proper functioning; Checks windows for presence of screens and glass. o Ensures proper functioning of power generator, time clock, exhaust fans, water fountains, toilets, and drains; Balances scales and checks operation of elevators, if applicable. o Conducts fire drill; Checks all fire extinguishers for correct tags, position, charges, and storage; Tests all smoke detectors and checks operation of and lubricates fire doors. ? Implements HCR MANORCARE's Lock-out, Tag-out program and ensures use by all staff and outside contractors. ? Identifies and recommends independent contractors for repairs or maintenance work which is beyond the capabilities or certification of center staff; Requests and obtains direction from the Facility Management Consultant for any new contractors used ? Follows corporate policy and procedure regarding approvals for any work at the facility. ? Reviews all maintenance related invoices for accuracy and reports any discrepancies to the Business Office Manager, Administrator, or Facility Management Consultant. ? Ensures all work is in compliance with corporate Interior Design standards. ? Provides 24-hour 'on call' service to the nursing center in case of emergency. Groundskeeping Responsibilities ? Maintenance staff is responsible for performing (or overseeing, if contracted) all related work including, but not limited to: o Mows lawns with hand or power mower; Trims and edges around walks; flower beds, and walls using clippers and edging tools. o Scatters grass seed or lawn and flower seed on bare spots. o Plants seeds and bulbs, tree seedlings, and shrubbery so that resulting growth will produce attractive appearance. o Connects sprinkling equipment and water lawn and flower beds (Maintains automatic system if applicable). o Sprays lawns, shrubs, and trees with fertilizers or insecticides. o Rakes and bags leaves and grass clippings. o Removes snow and clears ice from sidewalks and walkways.

Supervisory/People Management Responsibilities

? Staffs the department with capable people. Ensure that the Facility Management Consultant is involved in the hiring of any new maintenance staff. ? Assists in planning, coordinating, and conducting continuing education programs and special in-service training sessions relevant to the needs of department personnel. Ensures attendance and participation in scheduled inservice programs by staff. ? Assists in coordinating and/or chairing safety and wellness committee meetings. ? Assists in preparing staff for federal, state and local government inspections. ? Assists in educating safety and wellness committee members of current and potential safety issues. ? Coordinates and assists in fire and disaster drills. ? Ensures that employees are adequately oriented and trained to perform their duties ? Reviews employee performance annually and makes recommendations for pay increases, promotions or performance improvement plans as deemed appropriate ? Establishes and maintains effective two-way communication to understand the needs and concerns of employees ? Receives, investigates and responds to employee complaints

Administrative Responsibilities

? Coordinates work of department with work of other departments. ? Participates in developing and updating location-specific procedures. ? Attends and participates in staff meetings, department head meetings, and other center meetings and sits on required committees. ? Assists in developing and updating departmental procedures and policies. ? Follows HCR ManorCare Employee Handbook. ? Participates in department budget planning and supplies monthly report to Administrator. ? Performs any miscellaneous work assignments as may be required. Education ? High School Diploma. Experience ? Five years of supervisory experience in a commercial establishment with knowledge of maintenance procedures.

Physical Demands ? Lifting 50 pounds maximum with frequent lifting, moving, and/or carrying of objects weighing up to 50 pounds; Exerting considerable force frequently, and/or intermediate force constantly to move objects and patients. Reaching, handling, fingering, talking, hearing, visual near acuity, bending, stooping and walking.

Working Conditions ? Both inside and outside including wet and humid conditions; also includes working in conditions involving noise and vibration.

Educational Requirements High School diploma  
Position Requirements

Five years of supervisory experience in a commercial establishment with knowledge of maintenance procedures.
