We are currently seeking a Maintenance Director to join our team.

RESPONSIBILITIES:

  1. Performs and maintains records on routine preventative maintenance of building systems, equipment and safety systems in accordance with company policy and procedures, local municipality requirements, and State licensing requirements.
  2. Maintains record of maintenance and repairs performed in facility.
  3. Assures proper contracted inspections and documentations of applicable building systems and equipment per life safety requirements.
  4. Transports residents to and from appointments as directed by Executive Director.
  5. Assures resident room make-ready is completed timely and to standards.
  6. Assists in resident room moves as required.
  7. Performs routine grounds/porch/courtyard maintenance tasks as directed and monitors performance by grounds maintenance contractor.
  8. Responsible for inventorying and purchasing of housekeeping and laundry chemicals for community. Assure all chemicals used in facility are approved for use by Executive Director and are kept in stock.
  9. Responsible for inventorying and purchasing disposable paper goods used in the community, i.e., toilet paper and paper towels. In coordination with Dining Services Director may also be responsible for ordering certain kitchen disposables.
  10. Responsible for budgetary compliance in areas of housekeeping department overtime, housekeeping supplies, maintenance department overtime, maintenance supplies, repairs to building/equipment.
  11. Maintains MSDS binders as required by OSHA and company policy.
  12. Participates in facility's Safety Committee.
  13. Performs routine and as-needed cleaning of carpet and upholstery using approved chemicals, and equipment.
  14. Assures the general appearance of the building is in keeping with company standards.
  15. Attends all meetings and in services as requested.
  16. Is observant and aware of any situations or occurrences in the facility that may pose a safety hazard to residents or staff or visitors. Reports such observations immediately.
  17. Is available on-call 24/7 for emergencies.
  18. As a member of the management team, works, in conjunction with other department heads to assure building and resident care standards are met and that management and staff morale remain high.
  19. Serves as direct supervisor of maintenance, housekeeping, and laundry staff to coordinate scheduling, train, monitor performance standards.
  20. In conjunction with Executive Director, provides staff development counseling as needed for maintenance, housekeeping, and laundry staff.
  21. Conducts initial interview of maintenance, housekeeping, and laundry candidates.
  22. Performs all tasks in accordance with safety rules and procedures. Performs other duties as may be required by Executive Director.
 
Position Requirements

QUALIFICATIONS:

Must possess exemplary work ethics, good verbal communication skills and the desire and ability to work around and with seniors. Must have an excellent driving record and a valid state driver’s license. Must be able to lift, pull, push, carry 50 pounds. Must be able to move about the facility quickly and be able to physically assist residents and/or staff in event of emergency. Must be able to climb ladder to access attic and roof of building.

EXPERIENCE:

Must have hands on experience in building systems and able to diagnose and complete basic maintenance repairs, i.e., plumbing, carpet, painting, minor HVAC, minor electrical, and equipment. Experience maintaining long-term care facility and knowledge of State life safety regulations preferred.
