Description

JOB PURPOSE: Responsible for keeping various office buildings clean, orderly, and sanitary based on contract requirements through the effective and diligent management and supervision of multiple custodians in multiple locations. Must have the ability to work alone while in specific assigned offices and buildings and in and around customers and other building tenants. Must be able to operate a company vehicle, navigate in and around El Paso, Texas and accomplish all tasks while prioritizing the highest standards of safety and professionalism. English/Spanish bilingual preferred. Experience working with adults with disabilities preferred.

This position will work nights, M-F, shifts from 5:00pm - 10:30pm. 

 

ESSENTIAL JOB RESPONSIBILITIES:

50% - Supervise and directly assist performance of daily operations and logistics for custodial accounts.

  • Gather and empty trash from trash cans. Clean trash cans if necessary.
  • Clean and disinfect restrooms, restroom mirrors, counters, sinks, showers and toilets.
  • Restock paper towels, hand soap, and toilet paper.
  • Dust furniture, mini-blinds, filing cabinets and ceiling fans, etc. as directed.
  • Vacuum carpets and floors.
  • Sweep and mop floors.
  • Wash and squeegee interior windows.
  • Spot clean carpets and various flooring materials.
  • Utilize industry best-practices and advanced equipment in daily duties

50% - Personnel and Customer Relationship Management

  • Ensure customer satisfaction; establish & maintain effective relationships; monitor performance to job standards; ensure quality, compliance and complete all contracts within time frame specified.
  • Supervise custodial crew members; distribute schedules; demonstrate and enforce safety regulations
  • Provide on-the-job training & supervision; demonstrate use of tools and motorized equipment & teach proper follow through & completion of each task.
  • Maintain ongoing communication with Custodial Contract Manager; report any concerns and report potential hazards.
  • Perform administrative duties accurately as directed
  • Maintain care and upkeep of truck, trailer, equipment and tools. Stress cleanliness and security for tools and equipment.
  • Perform and supervise custodial duties regularly (floor care: scrubbing & refinishing, striping & waxing, & buffing; Vacuum & shampoo carpets, sweep, wet & dry mop tile, terrazzo, wood, etc. floors; Wash, dust, wax & polish furniture & woodwork, clean & maintain various fixtures; Clean bathroom sinks, mirrors, urinals, toilets, showers, walls & floors; Shampoo upholstered furniture. Collect & remove garbage & recycling. Wash garbage cans.
 
Position Requirements

ESSENTIAL QUALIFICATIONS:

EDUCATION: High School or GED or comparable skill set obtained through experience.

EXPERIENCE: 1 year managerial experience, >5 years custodial experience; 2-3 years in a custodial service focused environment.

ATTENDANCE: Must maintain regular and acceptable attendance at such level as is determined in the employer’s sole discretion.

LICENSES: Drivers License with clear record.

VEHICLE: Must have daily use of a vehicle with prior notice.

OTHER: Must be available and willing to travel to various locations and with such frequency as the business need dictates. Must be able to pass background check. Experience working with adults with disabilities preferred. English/Spanish bilingual preferred.

ESSENTIAL KNOWLEDGE, SKILLS, and ABILITIES:

COMMUNICATION: Ability to communicate clearly and effectively via oral or written means. Ability to present a friendly and positive demeanor to clients, staff and the general public.

COMPOSURE: Ability to remain calm and maintain self-control in the midst of difficult circumstances and emergencies. Ability to respond in a professional manner in all situations.

COMPUTER: Working knowledge of smart phone iOS operating system.

DECISION MAKING: Ability to set work principles and to evaluate and create solutions to work related problems. Ability to think analytically and evaluate the impact of decisions.

FINANCIAL: Able to maintain direct labor budget for all accounts

ORGANIZATION: Ability to keep various on-going accounts serviced accurately. Normal levels of concentration and memory required. Requires good time management practices and the ability to meet multiple deadlines

PHYSICAL REQUIREMENTS:

Constant – Ability to communicate with staff, customers, and others over the telephone and in person in multiple settings.

Constant – Ability to input data into computer, make calculations, complete paperwork, produce reports. Page 3

Frequent – Ability to review and proofread documents to determine accuracy and needed support data.

Frequent – Ability to move to other offices and areas of the building.

Frequent – Ability to drive safely and recognize hazards.

Occasional – Ability to lift, stack, move, up to 30 pounds from varied heights.

SUPERVISES: Crew Members

 
Salary/Wage $14.00/hr
