Description

JOB SUMMARY: Oversee the maintenance of the YWCA facility, grounds and equipment. Manage the maintenance and facilities custodian staff. Achieve the Health & Fitness vision of ‘look new and stay new.’ Maintain the buildings and grounds in accordance with the local and state building/fire codes.

Compensation: The pay range for this position is up to $58,800-$70,560 per annual (depending on qualifications)

 

ESSENTIAL FUNCTIONS:

Maintenance

  • Coordinate the buildings maintenance and cleaning.
  • Performs and/or delegates routine building and grounds maintenance.
  • Performs and/or delegates snowplowing, maintenance and repairs of mechanical and small equipment, fitness equipment, furniture and overall facility needs.
  • Ensures the water treatment process in pools and closed water system function properly.
  • Ensures the air conditioning and heating systems operate properly.
  •  Performs and/or assigns staff to projects for facility events, room set-ups, etc.
  • Responds to building emergencies in a timely manner.
  • Operates and maintain building in an energy conscious manner while maintaining occupant comfort and safety.

Supervision

  • Supervise and train the maintenance staff to achieve the goals, objectives and vision for health and fitness, early childhood center, girls and youth, and administrative departments.
  • Recruits, hires, develop, coach, disciplines and evaluate performance of maintenance staff.
  • Trains staff on cleaning methods and safe use of cleaning equipment and supplies.
  • Coordinate work of subcontractors, security guards, vendors and vehicle repairs.
  • Serve as Manager on Duty when necessary.

 Administration

  • Oversees all department reports with checklists, building logs, equipment logs, inspections, preventative maintenance records, and follows through with effective solutions to meet the needs of the facility.
  • Manages expenses to achieve budget goals
  • Handles ordering, receiving and inventory of maintenance supplies
  • Monitors repair status of malfunctioning equipment.
  • Effectively tracks all repair and maintenance costs. 
  • Supports overall capital asset plan development and implementation.
  • Effectively communicate with vendors practicing a 24 hour service call policy.
  • Attend all department and facility meetings and/or trainings.
  • Understands and interprets the YWCA Mission to members, employees, and guests as appropriate

 

RELATIONSHIPS: This position reports to the site General Manager with who reports to the Vice President of Health. The incumbent will interact with all levels of the Health and Fitness Department.  Critical relationships will include YWCA Facilities Maintenance Engineers, Maintenance staff, Coordinator, and Management Teams. The position also requires the ability for the incumbent to communicate effectively and properly with outside venders contracted to help maintain operational functions within the building (i.e. contracted cleaners, lawn care companies, etc.) 

 
Position Requirements

QUALIFICATIONS:

Required

  • One year certificate from college or technical school in a mechanical trade or 5 years experience as a journeyman in a major mechanical or electrical trade.
  • Minimum of five years of mechanical maintenance experience.
  • Minimum of four years of supervision experience.
  • Minimum of two years as an operating engineer and handling pool operation, testing repairing and water treatment.
  • Ability to work as a team with others in the health and fitness department by communicating maintenance activities and schedules, informing staff of needs and changes, and supporting goals and objectives of the other departments within health and fitness.  
  • Ability to respond to a varied level of comments and concerns from both internal and external customers with professional discourse.
  • Ability to develop a positive work environment for the team he/she is responsible to supervise.
  • Ability to work and communicate effectively at all levels of YWCA hierarchy.
  • Ability to work with a computerized maintenance management system.
  • Boilers License – At Least Second Class C (Low pressure up to 15 psi)
  • Certified Pool Operator Certificate within 90 days of hire
  • Ability to obtain CPR/AED certification within 30 days of hire.

Preferred

  • Proficient in Building automation systems (BAS).
  • Certified for Repairs in major lines of fitness equipment: (Precor, Matrix, LifeFitness, Cybex)
  • Proficient in using Microsoft Office Applications (Word, Excel, Outlook, etc.)

 

PHYSICAL DEMANDS

  • The employee must regularly lift and/or move up to 50 pounds and frequently lift and/or move more than 100 pounds. 
  • The employee will frequently climb or balance; stoop, kneel, or crouch; and or reach with their hands to perform this job.

 

WORK ENVIRONMENT

While performing the duties of this job, the employee is regularly exposed to outside weather conditions.  The employee is frequently exposed to wet and/or humid conditions; moving mechanical parts; and high, precarious places.
