Description

Supervises physical plant operations including all buildings and grounds, utilities, energy management systems and safety/security systems in order to provide a safe, healthy, and comfortable environment for visitors, clients and staff. Responsible for the scheduling and supervision of maintenance and repair activities, contracted services, and custodial services, and ensuring the physical operation of the organization meets budgetary and strategic objectives.

ESSENTIAL JOB RESPONSIBILITIES:

Directs, supervises, and evaluates department staff; ensures staff receives training related to specific job tasks and the following responsibilities:

- Acts as Landlord for all Endeavors owned properties

- Provides and oversees all standards for office furniture in all locations to ensure consistency

- Responsible for safety and security

- Oversees all leasing facility needs and responsibilities

Directs, schedules, and oversees external contractors (electricians, plumbers, excavators, roofers, painters, landscapers, etc.).

Schedules and supervises maintenance workers engaged in building and grounds upkeep and repair; responsible for safety and security, electrical, plumbing, heating, air conditioning, and ventilation services.

Develops and monitors department budget; orders equipment and supplies and monitors inventory; makes requests for capital outlay expenditures as needed.

Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical and electrical, utility, and safety and security systems.

Prepares specifications for physical plant projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors.

Evaluates the need for and arranges physical plant training sessions (bloodborne pathogens, OSHA, MSDS, and other job-related training).

Oversees fleet vehicles maintenance and shipping/receiving activities.

Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them.

Ensure all city permits and inspections are secured in compliance with legal requirements. (fire, police, parking, elevator, irrigation systems and lighting)

Ensure building compliance for all City facility audits, property and liability insurance audits.

Coordinate and oversee all company staff training activities for safety, security, evacuations, building lockdown, gun safety and code compliance.

Handles all facility complaints and organizational customer service issues in a professional and courteous manner.

Performs other related tasks as requested

 
Position Requirements

ESSENTIAL QUALIFICATIONS:

EDUCATION: Bachelor's Degree or higher required. Education may be substituted with a combination of education and experience commensurate with the requirements of this position.

EXPERIENCE: Demonstrated knowledge and 7-10 years of job-related experience in property management, human resources, and event management. Five or more years of progressively more responsible experience in physical plant maintenance, with three or more years of supervisory experience. Experience in operational and strategic planning as well as budget development and in implementing professional development programs and training of facility personnel. Experience in working with shared leadership and with cross-functional teams.

ATTENDANCE: Must maintain regular and acceptable attendance at such level as is determined in the employer’s sole discretion.

LICENSES: Drivers License and clear record.

VEHICLE: Must have daily use of a vehicle without prior notice.

OTHER: Must be available and willing to travel to various locations and with such frequency as the business need dictates; including deployment within 24 hours to disaster locations for as long as 2 – 4 weeks. Must be available and willing to work nights, weekends and holidays and on an on-call basis as required to meet business needs and report on short notice.

ESSENTIAL KNOWLEDGE, SKILLS, and ABILITIES:

COMMUNICATION: Ability to communicate clearly and effectively via oral and written means. Ability to present a friendly and positive demeanor to customers, residents/clients served, staff, vendors and the general public.

COMPOSURE: Ability to remain calm and maintain self-control in the midst of difficult circumstances and emergencies. Ability to respond in a professional manner in all situations.

COMPUTER: Working knowledge Word and Excel. Ability to use the internet for research.

DECISION MAKING: Ability to set work priorities and to evaluate and create solutions to work related problems. Ability to think analytically and evaluate the impact of decisions.

DRIVING: Demonstrated competency driving a cargo van.

FINANCIAL: Strong math skills; ability to estimate costs, develop a budget and operate within it.

NEGOTIATION: Ability to request, collect and assess bids for service contracts. Ability to persuade and influence vendors in order to negotiate best pricing, non profit and/or bulk rates. Ability to present the organization in a professional manner in all negotiations.

SUPERVISION: Ability to train, evaluate and guide employees as normally acquired during three or more years of experience as a supervisor. Ability to delegate and ensure follow through. Ability to provide feedback in a respectful and constructive manner.

TECHNICAL: Working knowledge of plumbing, electrical, carpentry, painting, dry walling and various interior repair work. Knowledge of operating compressor, power and hand tools.

PHYSICAL REQUIREMENTS:

Constant – Ability to communicate with customers and staff to determine needs, to obtain information and quotes and to direct daily work assignments.

Constant – Ability to operate hand/power tools (to 25 pounds); grasp and manipulate supplies and parts.

Constant – Ability to bend, kneel, reach, stoop, push or pull to move or reach under, over, behind items to make repairs.

Constant – Visual perception to recognize traffic lights, road signs, discern road/driving conditions and hazards and drive safely.

Frequent – Ability to operate and maintain control of a vehicle.

Frequent – Ability to input data, make calculations, complete paperwork, produce reports.

Occasional – Ability to climb ladders, reach high and/or awkward places.

Occasional – Ability to lift, stack, load, etc. up to 50 pounds from varied heights.

WORKING CONDITIONS:

Indoors: 60 % - Office, residential and warehouse environments; occasional heights. Occasionally exposed to fumes, airborne particles, toxic/caustic chemicals, risk of electrical shock. Generally normal noise levels.

Outdoors: 40 % - All weather conditions and variable temperatures.

RELATION TO OTHER JOBS:

REPORTS TO: Chief Human Resources Officer

SUPERVISES: Facilities staff
