Site Superintendent - Multi-Family New Construction

Started in 1991 as a family owned residential builder in the greater Tacoma, Washington area, Vaughn Bay Construction has grown into a leading provider of both light commercial and affordable multi-family construction.

Vaughn Bay Construction is seeking to hire an experienced Superintendent to oversee all areas of construction at a new construction job site in Panama City, Florida. Reading and understanding plans and specifications, job cost estimates, subcontractor/supplier proposals and have a working knowledge of Procore software. Must be able to work under pressure handle projects with strict deadlines.

Job Summary:

This position is responsible for managing construction projects, job site employees, contractors, and vendors. The Superintendent is responsible for making decisions on the job site that affect the project’s success, as well as job site safety, training, compliance, and the use and maintenance of small and heavy equipment.

Essential Job Duties and Responsibilities:

  • Assist the Project Manager with the distribution of preliminary of plans, the receipt of preliminary bids, preparing score for contract, and the administration of subcontractors.
  • Manages day-to-day operations of the site, including all subordinates and their assigned tasks, as well as coordinating subcontractors and suppliers.
  • Ensure project timelines are met, which at times may include performing job site tasks such as, quality checks and inspections, training, scheduling materials, labor, testing, and equipment operation, and cranes.
  • Responsible for flow charts, scheduling, and noting potential delays in site logs.
  • Monitor site costs, prepares agreements prior to purchase, rental, or leasing any required equipment, etc.
  • Ensure project changes are communicated, and approved by Project Manager prior to agreement.
  • Responsible for job site safety, equipment safety, and that all OSHA regulations are being followed and safety inspections are completed.
  • Follow company polices including drug-free, harassment free workplace guidelines to ensure job site safety and OSHA compliance, as well as maintaining a professional work environment.
  • Conduct jobsite meetings and prepare minutes for same.
  • Track issues with subcontractors, suppliers, inspectors, and utility companies in writing until resolution is reached.

Position Requirements

Skills and Abilities:

  • Block and plank construction for multi-family dwellings
  • Ability to write, adjust and track schedules.  Smart Sheets a plus.
  • Ability to step-in and assist subordinates to complete their work if necessary.
  • Proficiency in Microsoft Suite (Excel, Outlook, Word and Projects) as well as Smart Sheets and Procore.
  • Able to communicate and interact effectively with all levels of organization as well as, owners and vendors
  • Ability to prioritize, organize and execute tasks and work independently with little supervision
  • Ability to perform essential functions of the position with or without accommodation.
  • Must be prepared and be able to perform physical work, operate equipment and conduct inspections of work performed as needed.
  • Walking the site and the use of stairs frequently throughout the day is a necessity for the position.

Education and Experience:

  • High school diploma or equivalent is required.
  • 5 years’ experience in multi-family apartment building
  • Valid Driver’s License

Essential Job Functions:

  • Ability to perform essential functions of the position with or without reasonable accommodation
  • Ability to drive between jobsites and use own or company vehicles and equipment to perform job functions
  • Physical ability to walk the entire job site and use stairs all day long
  • Ability to perform basic data entry, keyboarding, and mouse functions to complete job duties timely and efficiently
  • Ability to read and effectively communicate well with coworkers
  • Moderate physical activity, such as walking, carrying and lifting, up to 50 lbs.
