Reporting To: Grounds Maintenance Supervisor
Status: Non-Exempt, Part-Time, Seasonal

EMPLOYEE OWNER POSITION PURPOSE:

The Grounds Maintenance Technician is primarily responsible for ensuring the community grounds are maintained to the highest quality standards and for upkeeping the general maintenance and repair of machinery, equipment, physical structures, etc. in common areas of the Association. This position plays a key role in the daily experience and wellbeing of internal and external homeowners, guests, and fellow employees.

JOB DUTIES AND RESPONSIBILITIES:

Maintenance:

  • Perform preventative maintenance on buildings and equipment in common areas
  • Paint common areas as directed by supervisor and perform touch-up painting of scratches and nicks as discovered in common areas, as well as to prevent corrosion
  • Perform minor appliance repair such as removal of dust, dirt, grease, and waste material from machines, as well as clean and lubricate machine parts such as shafts, pulleys, gears, and bearings
  • Clean lighting fixtures and replace bulbs as needed
  • Maintain clean decks, fences, railings, window screens, doors, and sidewalks (common areas only)
  • Clean gutters, down-spouts, and scuppers to maintain drainage with tie down's provided per OSHA standards
  • Inspect fire extinguishers for damage as required
  • Assist with fire pump testing as necessary
  • Monitor common area hallway HVAC performance
  • Test and log generator performance as required
  • Ensure exercise equipment is clean and in working order
  • Maintain trash and recycle bins located in common areas; use the trash compactor as necessary
  • Daily patrol of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessary
  • Maintain supply inventory and pertinent records of expenses as outlined by supervisor
  • Ensure sanitary standards by regularly cleaning the community room, and restrooms; restock items such as paper towels, toilet paper, and soap
  • Clean carpets, floors, elevator floors, window sills, and furniture in common areas
  • Maintain a clean work area, tools, and equipment
  • Other duties and special projects as assigned

Landscaping:

  • Provide grass maintenance such as mowing, trimming, mechanical edging, fertilizing, mulching, dethatching, seeding
  • Provide ornamental plant care such as pruning, fertilizing, and transplanting
  • Provide tree care and maintenance such as canopy raising, pruning, and realignment
  • Use Integrated Pest Management (IPM) to control weeds and pests while limiting any potential impact on the surrounding environment; this may include identification, sheet mulching, mechanical/manual weed removal, and organic herbicide applications
  • Perform weekly, documented playground and greenbelt inspections
  • Assist with the maintenance of irrigation systems (i.e. repairs, modifications, and new installations)
  • Prioritize safety with every task; ensure proper training and tools are available before completing any responsibility, as well as request support when needed
  • Assist with maintenance of drainage systems and related components
  • Other duties and special projects as assigned

QUALIFICATIONS:

  • High School Diploma (or equivalent)
  • Experience in property maintenance - with generally between 3-5 years of experience
  • Proficiency in landscape management highly preferred - with generally between 1-2 years of experience; WSDA pesticide applicators licensed a big plus
  • Solid knowledge of Microsoft Outlook, Excel, and Word; intermediate skills a plus
  • Conflict resolution skills
  • Ability to meet deadlines and address time-sensitive issues
  • Superior multi-tasking skills
  • Excellent written and verbal communication
  • Ability to provide high-level customer service with astute attention to detail and organization
  • Must be a team player
  • Ability to work independently and follow instructions with minimal supervision
  • Willing to learn Company process and procedures, and learn/use proprietary software
  • Adaptable and dependable with a solid attendance record
  • Professional and respectful demeanor with all internal and external customers

SPECIAL POSITION REQUIREMENTS:

  • Must have and maintain a valid driver's license, vehicle insurance, and driving record in compliance with Company policy

ESSENTIAL FUNCTIONS:

  • Use standard office equipment, including: computer, phone, copier/scanner, etc.
  • Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.
  • Relocate up to (50) pounds
  • Be stationary or in motion for periods of time
  • Able to perform outdoor work in all types of weather
  • Travel to and from offsite locations

SUPERVISES OTHERS? IF SO, LIST:

  • None

SCHEDULE & TRAVEL:

  • Monday-Friday, hours will vary and will be under (30) hours per week
  • This position may require occasional long hours to meet business needs, including being available for emergency needs
