Summary: Individuals in this position are responsible for assisting Tropical Financial Credit Union in achieving its purpose of guiding members successfully through the financial marketplace. This position is responsible for reviewing, analyzing, and making decisions on standard and complex real estate loans. The role's responsibilities include reviewing the credit file (credit reports, income, tax returns, financial statements, etc.), review of appraisal reports, real estate titling, and inspection reports. Loan decisions must be made within credit union policy, regulatory requirements, and secondary market and Federal, State, and local government loan guidelines.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Provides service that meets the Service Standards defined by Tropical Financial Credit Union.
  • Works independently and manages pipeline to ensure Meets or exceeds annual goals as established through the Performance Management Process.
  • Serves as a coach and mentor to the processing staff regarding file quality and investor standards
  • Analyzes standard and complex real estate loan applications and makes underwriting decisions on loans up to authorized lending limits as noted in the Policy. Uses analytical ability and judgment to determine the acceptability of the information and documentation
  • Reviews appraisals, title searches, and insurance coverage to comply with Tropical Financial, agency, and investor requirements.
  • Communicates with members and outside companies as needed.
  • Makes recommendations for cross-selling opportunities for additional loans and products to members.
  • Provides support to mortgage origination staff in originating real estate loans.
  • Stays abreast of the secondary market and regulatory changes and makes recommendations regarding file quality standards, as may be required.
  • Makes recommendations regarding workflow processes as may be needed to comply with changes.
  • Takes appropriate actions when problems are encountered after performing the required analysis, evaluation, and interpretation. Resolves member problems and issues with underwriting.
  • Keeps abreast of department goals and tracks how personal efforts contribute to its successes.
  • Must underwrite a minimum number of files per month to meet departmental and corporate objectives. This number will change as volume demands and market changes take place.
  • Develops and facilitates training curriculum for origination, processing, and closing staff related to secondary market and insurer (PMI, FHA, VA) requirements.
  • Provides feedback as needed regarding regulatory and secondary market requirements.
  • Assists with the processing, closing, and post-closing for first mortgage files within TFCU, investor, and insurer (PMI, FHA, VA) standards.
  • Assists in providing feedback to the department in the development of new loan products & services
  • Assists in the preparation of the HMDA report and offers responses to inquiries as needed.
  • Assists in the resolution of inquiries regarding processing, closing, and mortgage servicing.
  • Assists with other duties and assignments as necessary.
  • Compliance:
    • BSA Compliance - every employee is required to uphold the credit union’s compliance with the Bank Secrecy Act and anti-money laundering policies and procedures. Specific functions within TFCU will take into consideration the awareness of unusual or suspicious activity that is relevant to the department.
    • In addition to any other assigned training courses, online BSA and OFAC courses must be completed at least annually, as made available by the Training and/or Compliance Departments.
    • Maintains comprehensive knowledge of the Bank Secrecy Act, Customer Identification Program, USA Patriot Act, OFAC, Fair Lending and Credit Card Act.
    • Comply with all TFCU policies and procedures to ensure compliance with such regulations.
  • Performs other duties as required with or without accommodation.

Position Requirements

Qualifications: To perform this job successfully, an individual must perform each essential duty satisfactorily. Education and Experience:

  • High school diploma or GED
  • Minimum three (3) or more years underwriting experience to FNMA/FHLMC or FHA or VA standards required.
  • Must have extensive knowledge of FNMA and FHLMC standards and guidelines
  • Must have a thorough understanding of credit scoring and risk-based lending concepts
  • Must have knowledge of title insurance, settlement, and appraisal review
  • Must be eligible to the NMLS
  • Must be highly analytical
  • Must be highly organized
  • Must have decision-making ability to approve loans
  • Must be able to maintain a mortgage pipeline and meet turnaround time standards effectively
  • Must be able to adjust to sudden changes in production numbers as dictated by the market
  • Must be able to adapt to market, regulatory, agency, and investor requirement changes
  • Must have a proactive approach to workload
  • Must possess excellent written and verbal communications skills
  • Ability to handle multiple tasks and priorities
  • Must possess initiative and flexibility
  • Must have excellent member service skills

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand, walk, sit and use hands to handle or touch. The employee is occasionally required to reach with hands and arms. The employee must occasionally lift and move up to 10 pounds. Specific vision abilities required by this job include close vision and the ability to focus.
