POSITION SUMMARY: BASIC FUNCTION

The Regional Senior Facility Manager (West/East) is responsible for the oversight of capital refresh, capital projects after Operations Turnover, and property management. This position collaborates with CF Operations, Engineering and Design, Sales Engineering / Customer Delight, and the Real Estate and Facilities Team. There will be a strong focus initially on legacy data center and execution of strategic asset management and site-specific asset management plans. Candidates are required to have a strong technical background.

The West Region consists of the following data centers: CA1, CA2, CA3, CA4, SV1, HI1 and PH1 (in progress). The East Region consists of VA1, VA2, VA3, VA4, VA5, VA6 (in progress), TX1 and CH1). The Regional Senior Facility Managers will oversee and promote safe, efficient capital refresh and national projects in our operational data centers. Additionally, they will oversee property managers and are responsible for any tenant operations on those properties.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Manages high-visibility capital projects after operations turnover, particularly client build-outs that are different than the Building Basis of Design; works with Service Delivery to ensure white space is delivered in accordance with contractual requirements.
  • Creates and responsible for executability of project schedules while ensuring collaboration with business stakeholders; projects include but are not limited to maintenance and repairs, building reconfiguration and commissioning, electrical and HVAC work and reports any schedule variance.
  • Business lead liaison with general contractor, sub-contractors, and other trade partners for capital projects; responsible for the overall quality and safety of their performance and ensures any incident response is completed in a timely manner.
  • Leads technical development of Strategic Asset Management Plans (SAMPs) within the ISO 55001 framework to site specific asset roadmaps for internal and client use; this includes management programs that are specific to Mechanical and Electrical Equipment along with Shell and Core.
  • Creates capital refresh budgets and roadmaps including improved efficiency plans annually to ensure the business meets contractual requirements and strategic objectives over for the five-year plan; there will be a strong focus on tracking to plan during year of execution.
  • Sets vision and leads property management within the Region; generally responsible for areas outside the back of house/white space including, but not limited to: Life Safety, common areas, building envelope, hazardous materials, landscape and access control, and house or utility systems.
  • Ensures compliance with regulatory guidance; develops relationships with the Authorities Having Jurisdiction (AHJs) to resolve any emerging issues. Ensures requirements to maintain Temporary Certificates of Occupancy (TCO) / Certificates of Occupancy (COO) are maintained.
  • Assists purchasing in the negotiation third-party contracts and oversees implementation of value-add programs withing the portfolio for both operational and capital expenditures.
  • Performs other duties as assigned.

KNOWLEDGE, SKILLS & ABILITIES

  • Technical subject matter expert; can read and interpret documents such as blueprints, site/plat surveys, equipment operating and maintenance instructions, and procedure manuals.
  • Strong collaborator and construction project manager; coordinates and motivates multiple project stakeholders with proven ability to deliver the highest visibility projects on tight timelines.
  • Attention to detail with superior organizational skills; crafts and implement policies and procedures, along with reviewing technical accuracy of Methods of Procedures (MOPs) to safely execute work within operational data centers.
  • Strong familiarity with data center equipment vendors and ability to define and negotiate scopes of services, schedules and costs with vendors.
  • Ability to develop and manage project schedules, identify risks, and clearly communicate them to project stakeholders.
  • Ability to develop, implement and evaluate efficient and cost-effective means and methods for construction, repair and/or maintenance projects as applicable.
  • Customer facing; must have ability to writes routine reports and correspondence that can be forwarded externally with the ability to speak effectively before clients or employees
  • Proficient with computers to include the utilization of Microsoft programs such as Word, Excel, Power Point and Outlook.
  • Manages stress and/or fast-pace effectively.

EDUCATION & EXPERIENCE

  • Any technical Bachelors degree architecture, any engineering discipline, or construction or property management preferred. 10-years experience in construction related fieldwork or interior finish out may substitute for degree.
  • Minimum of 7-years experience with data center mechanical and electrical systems; specification development and interpretation and vendor relationships are strongly preferred.
  • Minimum of 5-years experience with commissioning data center mechanical and electrical; validating required equipment performance and resolving issues.
  • Experience managing daily maintenance operations, supporting a mission-driven organizations strategic plan, and working in the mission critical industry preferred.

PHYSICAL REQUIREMENTS

  • Ability to communicate effectively with verbal, visual and listening skills.
  • Close visual work on a computer terminal.
  • Dexterity of hands and fingers to operate any required equipment as well as to operate computer keyboard, mouse, and other technical instruments.
  • Able to lift and carry up to 20 lbs.
  • Able to climb a ladder and work on a raised platform.

WORK CONDITIONS

  • Majority in standard office; data center environment with varying temperatures and loud noises; extensive daily usage of workstation or computer.
  • Some time may be spent in construction areas, with particular focus on general contractor activities during tenant improvement build-outs, capital refresh, or other permitted activities.
  • This role is expected to be remote with an occasional need to be on-site in a shared space.

SPECIAL REQUIREMENTS

  • Ability to be highly confidential.
  • 25% travel possible.
  • Most possess a current, valid state-issued driver’s license.
