Construction Manager

Description

Position Summary:

The Construction Manager will provide project operational and technical construction expertise and be responsible the budget, schedule, reporting, and general site operational performance. This position  will lead the overall construction effort; including, pre-construction, estimating, bid evaluation, project buy out, contract administration and overall site management.   

 

Prior to Construction:

  • Work with the Development Team, Architects, Engineers, and other consultants to provide detailed pricing and construction input during the design development process.
  • Assist the Development Team to ensure plans, specifications and finishes are provided in a timely manner.
  • Work with the Architect and Development Team to value engineer the project as necessary.
  • Receive and analyze all bids and incorporate them into a detailed job cost estimate. 
  • Prepare detailed scopes and schedules of work for each trade necessary to complete the project.
  • Implement control systems and manage the timely flow of information to effectively run the project.

 

During Construction:

  • Meet with the superintendent or foreman of each Trade Contractor to carefully review the scope of work outlined in their contract.
  • Confirm with the Site Operations Team the requirements for the jobsite (staging, parking, trash etc.)
  • Schedule and host weekly Trade Contractor meetings to discuss safety, schedule, and coordination; Monitor Trade Contractor quality, performance and resolve contract disputes if necessary.
  • Ensure the project is constructed to plan and in line with contract documents with good practices.
  • Work closely with the Project Team on any issues related to drawing conflicts and clarification of details.
  • Prepare and provide weekly updates to a detailed project schedule using Microsoft Project.

 

Project Controls:

  • Perform change order estimates and assist the Project Team to clarify and negotiate change orders.
  • Enter all contracts, change orders, and purchase order details into the Project Cost Report in Excel. Update the Project Cost Report monthly (using Yardi).
  • Coordinate, monitor and verify schedule updates, pay applications, and submittals.
  • Draft and submit contract changes, change orders and purchase orders for approval.

 

Turnover of Projects:

  • Work with all Trade Contractors regarding submittals, such as operation and maintenance manuals, warranties, and other paperwork required for project completion.
  • Meet weekly with the Property Management Team to schedule interior and exterior building walks; review building delivery schedules; confirm occupancy dates and delivery of building.
  • Ensure punch list items are completed in a timely manner.
  • Work closely with the development assistant to produce Operation and Maintenance Manuals for the use of Tarragon NW staff in the operation of the property.
 
Position Requirements

Education and Experience:

  • BS in Construction Management or related degree and 5 years of experience; Or 10 years minimum of applicable experience.
  • Minimum of 5 years’ experience managing sub-contractors and their quality of work.
  • Experience preparing and managing reports, budgets and schedules.
  • Strong understanding of construction cost accounting and budgeting systems.
  • Detail oriented and possess a strong working knowledge of Microsoft Office Products (Word, Excel, PowerPoint, Outlook and MS Project) and Adobe products; Yardi Project Management experience a plus.
  • Must be resourceful and have a strong commitment toward ensuring accuracy in their own work product and the work product of others.
