Description

The Real Estate Investment Analyst provides financial modeling, research, analyses, and management of senior living real estate development project models and budgets.

Key Responsibilities:

  • Investment Modeling: Develops customized financial models demonstrating the project’s financial impact for stakeholders, including anticipated rents, lease-up pace, ancillary revenue, operating expenses including staffing, wages, property taxes, etc. In addition, evaluate financing options including research of financing terms and development of lender and investor packages; assesses ownership options, calculate promote interests and waterfall calculations.
  • Operational Planning: Develops annual operating budgets for existing communities; maintains and updates the operating targets database for development projects; analyzes and audits existing operations and assets, recommends alternative operational models and staffing required to support NOI. Assist clients in the development and implementation strategy of selected operational model. Measures actual financial outcomes compared to goals established during project development; supplies operational data to internal team for development of architectural plans and programs.
  • Market Intelligence: Perform economic and demographic research to identify markets for future development. Creating maps and models to supplement advance planning analysis and assist clients in making strategic decisions.? Recommends potential strategies and site selections based on business development, competition and market driven factors.
 
Position Requirements

Education:

  • Bachelor’s degree in real estate, accounting, finance, or business administration.

 

Certifications and/or Licenses:

  • Real estate, law, planning or engineering certifications or licenses a plus.

 

Relevant Experience & Training:

  • Experience in all aspects of real estate development, including opportunity identification and assessment, entitlement process, investment analysis, feasibility, ownership structuring, financing, investment offering, development management, leasing, asset and property management.
  • Experience in real estate development with significant real estate projects greater than 100,000 square feet and/or valued at $20M, with a preference for senior living projects.
  • Strong knowledge of principles in real estate development, including design, finance and construction.
  • Familiarity and experience with RIDEA.
  • Strong analytical and research skills to collect large amount of qualitative and quantitative data.
  • Ability to effectively document concepts to confirm data, compare and contract viewpoints, test alternative concepts and probe for additional insight.
  • Proficiency in GIS modeling and analysis of demographic/third party datasets such as ArcMap Desktop (10.3 or later), ArcGIS Pro (2.0 or later), Business Analyst Desktop, Spatial Analyst, Network Analyst, ArcGIS Online, Model Builder, SQL and data queries.
  • Strong understanding Microsoft Excel formulas/chart creation, PowerPoint, experience with Tableau a plus.
