Description

POSITION SUMMARY

The Hospital Maintenance Supervisor provides direct supervision to the Facilities Management maintenance and electrical staff including managing disciplinary actions as needed; performing quality management responsibilities; assists the Director of Facilities Management (Director) in financial management responsibilities; personnel development functions to maintain a productive work environment; performing other duties consistent with the job classification as assigned or requested by the Director. Oversees and monitors the maintenance and repair of all hospital buildings, electrical systems, and grounds, plans and schedules work to ensure adequate coverage and resources. In coordination with the Facilities Engineers and management team, participates in the planning, design, and preparation of cost estimates for annual maintenance projects. To ensure minimal impact to departments and functions, the Supervisor coordinates maintenance activities with appropriate hospital departments.

ESSENTIAL FUNCTIONS

  1. Supervises staff in the area of maintenance operation and repair of TCRHCC’s physical buildings including electrical repairs. Manages recruitment, mentoring, coaching and professional development of staff; provides work direction/assignment of duties to meet operational requirements; establishes performance reviews/individual goals with staff; identifies training/educational requirements. Investigates work issues and/or staff performance issues and initiates appropriate disciplinary action. Assures that position descriptions are correct and accurate for all positions supervised; advises staff on rules of conduct and disciplinary procedures
  2. Plans, schedules, and assigns work order on a regular short term basis or verbal work order priorities based upon degree of need; performs preventive maintenance for TCRHCC and surrounding clinics; selects employees to perform specific assignment on the basis of their experience, skills and ability; availability of material, equipment and discuss any issues/concerns with the Director. Revises work assignments to accommodate priority changes, leave schedules and other needs.
  3. Responsible for establishing and preparing a 24 hour on-call scheduled. Responds to on-call paging, as and when necessary. Establish and adhere to a preventative maintenance schedule for all property equipment systems, including sewer, water and natural gas. Perform and give recommendations for high level repairs if and when required. Coordinates work schedules with the various department heads so that work is completed with minimal disturbance to patients and staff members. Participate in maintenance on call schedule
  4. Inspects work in progress and upon completion for progress and quality. Enters required information on work order forms concerning action taken, time required, and worker identification.
  5. Guides workers engaged in painting and performing structural repairs to masonry, carpentry, and furnishings of buildings, electrical and mechanics on HVAC repairs. Directs workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse, inspecting/monitoring progress. Directs workers assisting other departments as requested, including moving furniture and unloading and storing supplies and inspecting/monitoring progress.
  6. During monsoon/winter storm expected to be on call at short notice and make arrangements for excess water/snow removal.
  7. Participates in the contract program of maintenance projects as the man-on-the-spot for the hospital by reporting on-site progress of contractors to the Director. When requested, prepares simple drawings of proposed projects, bill of material and approximate project cost. Obtains informal price quotations from potential contracts on specified projects for transmittal to appropriate office.
  8. Assists the Director in development/improvement of policies, procedures, and programs in accordance with applicable codes, regulations, and standards; ensures compliance by employees and external service providers.
  9. Develops/implements maintenance and operations goals/objectives consistent with Project Agreement requirements, good industry practices and applicable m requirements. Understands Project Agreement, as well as TCRHCC goals and their impact on facility activity.
  10. Develops/implements minor works and capital budgets within project performance standards; monitors expenditures, variance analysis and reporting; takes corrective action as required. Provides support in specific areas such as infrastructure, technical standards, systems commissioning, contract management and safety or integrity management. Takes reasonable steps to ensure safety of staff, patients, and visitors.
  11. Seeks out opportunities for personal growth/development re: future business needs. In collaboration with next level of management, defines skill and competency gap and creates/ implements personal/career development plans.
  12. Provides development/leadership support to team members and to the external service providers working on-site.
  13. Must be familiar with TJC (Joint Commission) standards such as life, safety, and environment of care.
  14. Must be on the On-Call schedule when establishing and preparing the On-Call Scheduling.
  15. Ensure proper PPE is worn at all times while on duty including but not limited to face mask, gloves, gown, NIOSH-approved N95 filtering respirator or higher (if available), and eye or face shield.17. Complete all donning and doffing tasks in a safe acceptable method and discard of used PPE accordingly. (See CDC website for most current updates).
  16. Complete task training for all routine cleaning and decontamination processes for all surfaces contaminated by a communicable disease to ensure a high level of patient, visitor, employee, and external customer satisfaction.
  17. Ensure all “red zone” tasks and call backs are per House Supervisor’s and Department Manager’s PPE requirements.
  18. Performs other duties as assigned
 
Position Requirements

NECESSARY QUALIFICATIONS

Education:

  • Bachelor’s Degree in Construction Management, General Engineering, or related Facilities Management field.

Experience:

  • Must have five (5) years in facilities maintenance skills including HVAC repair, plumbing, and/or electrical
  • Must have two (2) years of managerial or supervisory experience
  • Verifiable experience and working knowledge of Hospital accreditation requirements, industry standards, Hospital policies and procedures, financial control principles, Workplace Hazardous Material Information Systems, Occupational Health & Safety Act, and environmental waste management regulations.

License/Certification:

  • Must obtain and maintain the certifications of the DOT Hazmat Certification and Lead & Asbestos Supervisor Certification within in (6) months
  • Completed apprenticeship or certificate program in a skilled trade

Other Skills and Abilities:

A record of satisfactory performance in all prior and current employment as evidenced by positive employment references from previous and current employers. All employment references must address and indicate success in each one of the following areas:

  • Positive working relationships with others
  • Possession of high ethical standards and no history of complaints
  • Reliable and dependable; reports to work as scheduled without excessive absences
  • Excellent verbal and written communication skills; capable of maintaining multiple communication channels
  • Computer literate in Microsoft Office with the ability to generate spreadsheets and reports as well as creating simple drawings with Microsoft Visio or equivalent including PDF software.
  • Ability to read blueprints and Technical drawings and manuals.
  • Ability to adapt and learn new department software as necessary.
  • Task specific proper PPE use
  • Must have a current, unrestricted, valid state driver’s license
