Description

POSITION SUMMARY

The Maintenance Worker works under the guidance and direction of the Facilities Management Director or designee. Incumbent is issued tools, supplies, and equipment as required to complete the work assignments. Employee attends department meetings and work schedules may consist of evenings, nights, weekends, and holidays; may also be subject to call-back after hours.

ESSENTIAL FUNCTIONS

Carpentry

  1. Assists with repairs and installation of doors, windows, screens, wall siding, ceramic tiles, vinyl floor tiles, ceiling tiles, shelves, refinishing cabinets, hardwood floors, etc.
  2. Measures and cuts lumber and wallboard under specific instructions; fits lumber using hand and power tools; fastens materials into place using nails, screws, fasteners, and adhesives.
  3. Complete assigned preventive maintenance program duties and other preventive maintenance duties as assigned.

Grounds Maintenance

  1. Maintains the hospital grounds by mowing grass, pruning, trimming, and planting trees, shrubs, and hedges.
  2. Sprays seeded areas, trees, shrubs, flowers, etc., with herbicides, fungicides, insecticides, etc., to control weed, disease, and insects.
  3. Hauls debris, sand, gravel, tools, supplies and other equipment using transport vehicles.
  4. Mixes or uses premixed cement for concrete repair purposes, pours and/or shovels wet cement into desired area; compacts, evens, rakes, and otherwise finishes surfaces using trowel or other hand tools.
  5. Shovels snow from steps, sidewalks and driveways of the hospital and grounds. Applies salt or other ice control materials to steps and sidewalk.

Electrical

  1. Removes, replaces, tightens, splices, solders, and insulates defective wiring such as broken and bare wiring; defective devices such as burned out switches, damaged receptacles; defective or burned out lamps, etc.
  2. Helps higher graded worker in locating broken, worn, or damaged wiring in fixtures, controls, and equipment through visual check or with use of multimeter and/or ammeter.

Plumbing

  1. Removes, cleans, replaces, packs, and seals defective parts of utility, supply and disposal systems such as dirty traps, sections of broken pipe and leaky drains. Clears clogged drains using equipment or chemicals.
  2. Assists in the maintenance, repair and installation of hospital or residential plumbing systems. Cuts, threads and fits pipes; replaces washers and gaskets; tightens loose connections; cuts and drills openings for pipes and/or fittings of plumbing equipment. Installs and repairs insulating materials. Makes minor replacements of various component parts of the plumbing system such as faucets, shower heads, fill valves, flush valves, etc. Sets and installs heavy component fixtures of kitchens and bathrooms.

HVAC and Refrigeration

  1. Assists with installations or repairs of hospital and residential heating, ventilation, air conditioning and refrigeration equipment, evaporative cooling and related systems.

Painting

  1. Lifts, carries, and hands painting tools, equipment, and supplies to higher graded worker.
  2. Cleans and removes old paint and varnish from surfaces using putty knife, wire brush, sandpaper, blowtorch or chemical removers. Fills nail holes or crevices with caulk, putty, spackle, plastic wood or joint compound.
  3. Prepares surfaces by sanding, buffing, and cleaning. Masks/tapes surfaces not to be painted.
  4. Helps strip, clean and remove paint from dial and other instrument accessories by applying paint remover, washing, scraping and dipping in weak acid solution and drying.

SAFETY REQUIREMENTS

  1. Ensure proper PPE is always worn while on duty including but not limited to face mask, gloves, gown, NIOSH-approved N95 filtering respirator or higher (if available), and eye or face shield.
  2. Complete all donning and doffing tasks in a safe acceptable method and discard of used PPE accordingly. (See CDC website for most current updates).
  3. Complete task training for all routine cleaning and decontamination processes for all surfaces contaminated by a communicable disease to ensure a high level of patient, visitor, employee, and external customer satisfaction.
  4. Ensure all “red zone” tasks and call backs are per House Supervisor’s and Department Manager’s PPE requirements.
  5. Performs other duties as assigned.

MENTAL AND PHYSICAL EFFORT

The physical and mental demands described here are representative of those that must be met by an   employee to successfully perform the essential functions of this job.  Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.

Physical:

The incumbent is frequently required to perform heavy lifting weighing up to and at times beyond 50 pounds.  The work normally requires extensive standing, walking, kneeling, and bending. Work is sometimes performed on ladders and/or scaffolds, which requires work overhead in stretched, cramped or awkward positions. The duties of this position require the ability to continually on daily basis sit, stand, walk, bend, climb, kneel, crouch, twist, maintain balance, reach, and, frequently drive.  This position requires the ability to continually daily lift items 40 pounds; frequently (weekly) lift over 75 pounds; and, occasionally be able to lift 100 pounds or greater.   This position requires the ability to push/pull up to 40 pounds continually; 75 pounds frequently; and, over 100 pounds occasionally. May also require sitting at a desk and computer terminal for short periods of time. Incumbent must have the ability with hand manipulation requiring simple and firm grasping; fine manipulation; and, use of keyboards. This position requires the sensory requirement of Far vision, near vision, color vision, depth perception, seeing in fine details, hearing normal speech, hearing overhead pages over a loudspeaker, and, telephone use continually on daily bases. This position is continually exposed to dust, fumes, gases, and, extremes in temperature or humidity. The Incumbent may also be exposed frequently to infectious diseases, chemical agents, hazardous or moving equipment, unprotected heights, and, loud noises.

Mental:

Incumbent must be able to recognize maintenance problems, determine basic repairs and judge the proper operation of equipment/systems; then, exercise safety and precautions before proceeding with assignment. Incumbent must have the ability to continually concentrate and work alone. Must be able to frequently cope with high level of stress; handle a high degree of flexibility; handle multiple priorities in stressful situations; make decisions under high pressure; cope with anger/fear/hostility of others in a calm way; demonstrate a high degree of patience; adapt to shift work; and, work in areas that are close and crowded. The incumbent must be able to accept a flexible schedule to meet unit needs.

 
Position Requirements

NECESSARY QUALIFICATIONS

Education:

  • High School Diploma or GED

Experience:

  • Must have two (2) years of general work experience in Facilities Maintenance

Other Skills and Abilities:

A record of satisfactory performance in all prior and current employment as evidenced by positive employment references from previous and current employers. All employment references must address and indicate success in each one of the following areas:

  • Positive working relationships with others
  • Possession of high ethical standards and no history of complaints
  • Reliable and dependable; reports to work as scheduled without excessive absences.
  • Detail oriented / attention to detail; must be safety conscious
  • Excellent communicator, organization, and prioritizing skills
  • Must be able to read and write; and have a basic understanding of electrical circuitry and equipment; plumbing and mechanical systems; HVAC and refrigeration systems.
  • Must be able to recognize maintenance problems, determine basic repairs and judge the proper operation of equipment and systems.
  • Must have a current, unrestricted, valid state driver’s license
