Senior Director of Maintenance, Operations, & Capital Projects

This position serves as leader and primary strategist for capital, major maintenance and routine maintenance programs including oversight of the Capital Projects, Exhibits, and Maintenance departments. Work with the COO to develop long range and strategic plans for the zoo. Lead planning, design and implementation of Capital and Seattle Park District (SPD) funded major maintenance projects. Coordinate the assigned activities with other departments, programs, and outside agencies and work closely to ensure that all capital, exhibit and maintenance programs meet the zoo’s mission and goals.


  • Develop measurable departmental goals and objectives, as well as budgetary and staffing plans in support of the organization’s strategic objectives and initiatives for assigned activities, projects, services, and functional areas within the department. Oversee effectiveness of operational policies and procedures including industry compliance and accreditations.
  • Identify, recommend, and implement new processes, technologies, and systems to improve and streamline organizational processes and use of resources and materials. Provide recommendations and forecasts for future funds needed for staffing, training, equipment, materials, and supplies. Review and approve division expenditures and ensure all service agreements are managed effectively.
  • Develop effective management tools for operational areas. Provide necessary leadership for direct reports. Direct the workflow and prioritization of projects and duties. Proactively manage performance, change, and employee relations, taking appropriate corrective action when necessary.
  • Partner with senior leaders and executive management to realize the vision and mission of the zoo and provide a foundation for its programs and activities. Present periodic performance reports and metrics as needed. Operate effectively in a culture of collaborative decision making and influence the organization through positive persuasion as a trusted leader and partner.
  • Oversee all building maintenance and infrastructure projects and programs including HVAC, electrical, plumbing, carpentry, painting, metal fabricating, gates, locks, pool maintenance, and vehicle fleet management.
  • Develop and administer contracts for the design, fabrication, installation, and ongoing maintenance of the facility and exhibits in collaboration with direct reports. Oversee contract performance, including expenditures and billing tracking, timeline compliance and construction deliverables.
  • Provide long-range planning of facilities services and projects for the zoo. Review analyses of activities, costs, operations, and forecast data to determine progress toward slated goals and objectives.
  • Facilitate complex coordination between departments within constraints that include public hours, animal needs, labor and material availability, budgetary, scheduling, and contractor needs.
  • Ensure that regular ongoing communication takes place. Communicate daily operations activities, set expectations, and create awareness of objectives.
  • Ensure compliance with WISHA, OSHA, Uniform Building Code, and ADA.
  • Ensure program/project development and execution is in compliance with WPZ’s Long Range Physical Development Plan (LRPDP), WPZ’s Sustainability Plan, Seattle Building Codes and Agencies that have Jurisdiction (AHJ’s).
  • Plan, direct, coordinate, and review the work of Capital Project management staff; assign work activities and coordinate schedules, projects, and construction programs; provide constructive feedback; review and evaluate work and utilizes performance metrics to inform recommendations and identify risks. Ensure that activities,projects, services, and operations of the department are completed within the scope, schedule, and budget; and that all objectives are successfully met.
  • Attend and participate in professional network group meetings, maintain awareness of new trends and developments in the fields related to area of assignment; incorporate new developments as appropriate; ensure processes, policies and practices are interpreted and applied consistently and effectively.


  • B.A./B.S. degree in Architecture, Landscape Architecture, Engineering, or a related field preferred; ten (10) or more years of experience in a position of responsibility managing and executing architectural or landscape planning, design, budget and construction projects; and/or an equivalent combination of education and experience.
  • Proven experience building collaborative teams and managing people and functional areas/departments with the ability to develop and support team members. Ability to address a wide variety of personnel matters, workload management, recruitment, hiring, training, promotion and recognition, and termination of professional and represented staff. Knowledge of contract negotiations with labor unions, ability to advise on issues pertaining to negotiations with labor union representatives.
  • Ability to read, write, and speak publicly at a high level, articulate complex concepts, and give professional advice and public presentations.
  • Ability to work effectively under pressure, meet deadlines, and adjust to changing priorities.
  • Ability to read and interpret architectural and engineering drawings and specifications, construction documents, civil documents, permit applications, and vendor contracts.
  • Working knowledge of building construction trades including electrical, plumbing, HVAC, and pool operation. Extensive knowledge of building construction, jurisdictional codes, and maintenance principles and practices.
  • Proven ability to maintain strategic relationships with off-facility jurisdictional bodies, including City of Seattle, Fire Department, Parks, Labor & Industries, property insurance groups, and labor unions.
  • Extensive direct experience with implementation and oversight of maintenance and capital programs/projects serving zoos, public attractions, academic settings, parks, commercial, or industrial facilities.
  • Understanding of all pertinent federal, state, and local laws, codes, and regulations dealing with capital projects and construction programs.
  • Extensive experience dealing with risk-assessment and strategic planning utilizing asset management best practices, occupational hazards and standard safety practices.
  • Extensive experience in developing and executing external requests for proposals.
  • Experience in analyzing and administering design, construction and maintenance contracts, working with legal, purchasing, and other technical teams.
  • Expert understanding and knowledge of project management techniques and principles including financial management expenditure tracking, variance identification, and revenue tracking.
  • Knowledge of surveying, AutoCAD, Project Manager or similar construction related software systems, Facility Assessment inventories, Word, Excel and Microsoft Windows required.
  • Ability to work a flexible schedule, which includes weekends, evenings and/or holidays as needed.
  • Valid Washington State Driver’s License.

While performing the duties of this job, the employee is frequently exposed to variable weather conditions. The employee is occasionally exposed to work near moving mechanical parts; work in high, precarious places; uneven surfaces; fumes or airborne particles; toxic or caustic chemicals and risk of electrical shock.
