This is a journey-level position. Under general supervision, installs, operates, maintains, diagnoses and repairs heating, ventilation, air-conditioning and refrigeration (HVACR) systems, and related equipment. This position is covered by a collective bargaining agreement.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Operates, maintains, repairs or replaces chillers, heat pumps, coolers, humidifiers, refrigeration units, roof top package systems, variable air volume systems, air handling units, exhaust systems, circulating pumps, condensers, evaporators, boilers, 3 way valve and multi zone Hydronic systems, water heating units, NG and electric furnaces, and cooling towers.
  • Operates, maintains, repairs or replaces heating coils, strip heaters, base board heaters, thermostats, sensors and transmitters, direct digital control systems, standalone controllers, variable frequency control drive units, and electrical control circuits.
  • Responds to routine and emergency HVAC calls from facilities.
  • Monitors all HVAC systems that are operated and controlled via a direct digital control system and makes adjustments as necessary.
  • Prepares and update schedules and reports. Plans preventive and corrective work on HVAC equipment; maintains a stock of parts and materials to accomplish tasks; orders parts as necessary; and maintains a history of HVAC equipment.
  • Reads and interprets blueprints, drawings, schematics, for troubleshooting, project evaluations, verification of system status and planning purposes. Updates plans and drawings as necessary.
  • Troubleshoots electrical and mechanical HVAC related systems.
  • Orders and inventories a variety of supplies, parts and tools related to work performed.
  • Coordinates job duties with skilled trades.
  • Performs other duties as assigned.

QUALIFICATIONS

  • Knowledge of filters, fans, pumps, air compressors, seals and bearings, plumbing, electrical and mechanical systems, and other mechanical devices associated with specialized facilities with HVAC systems that may be utilized outside of normal comfort heating and cooling constraints.
  • Skills complementary to Plumbing-Pipefitting, Electric trades and hot work.
  • Knowledge of safety programs such as lockout / tagout, confined space, and fall protection required.
  • Siemens Apogee building automation training desired.

EDUCATION/EXPERIENCE

Requires four years of experience in the operation and maintenance of HVACR systems and two years of technical school HVACR coursework (or a combination of education and/or training and/or experience which provides an equivalent background required to perform the work).

CERTIFICATES, LICENSES, REGISTRATIONS

  • Refrigeration Mechanic’s License class A
  • EPA CFC Universal Certification
  • Washington State HVAC/Refrigeration Electrician Specialty license
  • Valid WA State driver license required
  • Grade IV Boiler Fireman license preferred

COMPUTER SKILLS

Basic computer skills required, including use of Microsoft Outlook and Word.

LANGUAGE SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL ABILITY

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, volume, fluid quantities and pressure. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The position requires an ability to walk or transit across the 92-acre facility in variable weather conditions and enter non-public behind the scenes staff areas. The employee must regularly lift and /or move up to 35 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus. While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms and stoop, kneel, crouch, or crawl. The employee is frequently required to stand; walk; climb or balance and talk or hear. The employee is occasionally required to sit.

WORK ENVIRONMENT

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to wet or humid conditions (non-weather); work near moving mechanical parts; outdoor weather conditions and risk of electrical shock. The employee is occasionally exposed to work in high, precarious places while climbing ladders to inspect/access systems; fumes or airborne particles; toxic or caustic chemicals and vibration while operating power equipment. The noise level in the work environment varies from moderate to loud.

Position Base Rate of Pay: $37.00 per hour, plus benefits.

REQUIREMENTS
