JOB SUMMARY

The Building & Grounds Maintenance Technician is responsible for performing semi-skilled tasks in a multi-craft environment, including the maintenance and repair of mechanical, electrical, carpentry, plumbing, security, painting, and grounds elements of homes, buildings, and facilities.

Essential Functions: Listed are the major duties and requirements of the position and is not all-inclusive. 

  • Assists in the repair and maintenance of plumbing, electrical, HVAC, security equipment.
  • Performs some rough and finish carpentry; assists in installing ceiling and flooring materials; installs locks, closing devices and other door and window hardware; etc.
  • Performs painting of interior and exterior building surfaces; prepares surfaces for painting, protects surrounding surfaces, and uses a variety of methods to apply paint or other covering materials such as brushes, rollers, and spray equipment.
  • Performs exterior building walkthroughs removing all debris & trash from the facilities including dumpster enclosures.
  • Performs minor snow removal and salting of facilities and access ways.
  • Operates and maintains a variety of hand and power tools and equipment related to activities.
  • Responds and completes given assignments in a non-disruptive manner in all facilities.
  • Maintains basic records of work performed – before & after pictures & adequate documentation
  • Performs other duties as needed and / or assigned.

Qualifications: High School Diploma and knowledge in general maintenance & grounds work.

This is a full-time position working mainly 7am – 4pm but will require on call duties nights & weekends when needed.

 
Position Requirements

KNOWLEDGE, SKILLS & ABILITIES

Education and experience requirements: High school diploma or GED equivalent required. Journeyman or vocational school training strongly desired. Three to five years responsible building maintenance experience desired. Previous work experience in plumbing, HVAC, electrical or mechanical work is highly preferred.

  • Demonstrated knowledge of plumbing, electrical, HVAC and/or mechanical maintenance and repair techniques necessary.
  • Must possess and maintain a valid driver’s license and safe driving record. Must possess thorough knowledge of traffic laws and defensive driving. CDL helpful.
  • Ability to establish effective working relationships with supervisor, co-workers, outside vendors or contractors and effectively oversee the work of others is essential.
  • Ability to communicate and effectively with both internal staff and with tenants.
  • Ability to work independently with excellent organizational skills and the ability to complete work under assigned deadlines and/or tight schedules.
  • Ability to utilize problem solving and decision making skills to meet assigned objectives is necessary.
  • Skill in the operation of various hand and power tools and equipment including, but not limited to common hand, power tools, snow blower, salt spreader and mobile phone.
  • Knowledge and conformance to personal and property safety procedures related to building and ground maintenance.
  • Ability to utilize technology to receive and respond to building needs and work orders.
