Project Manager 

Location Tarragon Northwest - WW  

Position Summary:

The Project Manager will provide project management responsibilities to various residential, commercial and industrial projects. Develop and implement project budgets, schedules, reports, and general site operational performance. Lead construction management effort: pre-construction, estimating, bid evaluation, and overall project execution. Other duties may be assigned as needed.


Job Responsibilities Overview:

Prior to Construction

  • Coordinate with Architects, Engineers, and Contractors to provide pricing and construction input during design.  
  • In conjunction with the project team assist with Development Plans for internal approval.
  • Assist project team to obtain project entitlements and permit approvals from jurisdiction.
  • Secure and analyze contractor pricing and gather supportive information required for contract execution.
  • Prepare detailed scopes of work and execute contracts for each trade necessary to complete the project.
  • Manage internal and external resources to ensure timely completion of projects.
  • Ensure that measures of risk mitigation and safety are carried out through the duration of the project.
  • Assist with quarterly reports that summarize overall project activity/performance.
  • Ensure plans, specifications and finishes are provided in a timely manner.
  • Confirm that Tarragon’s required level of quality is incorporated into all aspects of work product, whether it be in written, analytical, or in the execution of the physical work on the project.


During Construction

  • Manage and organize project teams and meetings to ensure everyone has the required information to do their job.
  • Organize pre-construction meetings with Trade Contractors and Inspectors and ensure that minutes are taken.
  • Monitor trade contractor performance to ensure scopes are correctly preformed and in a safe manner.
  • Work closely with the Project Team on any issues related to drawing conflicts, clarification of details, and other requirements for successful project completion.
  • Prepare, monitor and update project schedule using management software and budget-to-actuals using Yardi.
  • Perform contract administration, resolve contract disputes, monitor contractor performance.
  • Coordinate and track building/site drawings, documents, and warranties.


Project Controls

  • Utilize strong construction experience and knowledge in the processing of project documents: Pay Requests, Job Cost Reports, Certificates of Insurance, Change Orders, etc.
  • Draft and submit contract changes, change orders, and purchase orders for approval.
  • If necessary, prepare monthly bank draws in conjunction with Accounting.


Turnover of Projects

  • Work with all Trade Contractors regarding submittals, such as operation and maintenance manuals, warranties, and other paperwork required for project completion.
  • Consistently review building delivery schedules; confirm occupancy dates and ensure an efficient transition to the Property Management Team.


Education and experience:

  • Position requires bachelor’s degree in Construction Management, Engineering, Architectural, or related degree and a minimum of five (5) years of experience in management of construction or real estate development.
  • Extensive knowledge of the construction/development industry and able to form accurate budgets and schedules.
  • Experience managing consultants, subcontractors and coordinating with government/jurisdictional representatives.
  • Strong understanding of construction cost accounting and labor/material budgeting.
  • Detail oriented and possess a strong working knowledge of Microsoft Office Products (Word, Excel, PowerPoint, Outlook, and MS Project) and Adobe products; Yardi or other Project Management Software experience a plus.
  • Develop and maintain strong interpersonal working relationships with team members and industry participants.
  • Must be resourceful and have a strong commitment toward ensuring accuracy in the own work product and the work product of others.
