Department: Mortgage Lending

Reports to: Mortgage Operations Manager

FLSA Status: Non-Exempt

 

Summary: Individuals in the job are responsible for assisting Tropical Financial Credit Union in the achievement of its purpose of guiding members successfully through the financial marketplace. The Sr. Mortgage Processor/Jr. Underwriter is responsible for processing first mortgage files and HE/ HELOC loans and gathering all of the information necessary to submit the file to underwriting. In addition, this individual must have a working knowledge of underwriting requirements as directed by the secondary market to underwrite conventional mortgage loan files within lending authority limits. This includes the review of the credit file (credit reports, income, tax returns, etc), the review of appraisal and title reports.

 

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Provide service that meets the Service Standards defined by Tropical Financial Credit Union; annual goals are established through the Performance Management Process.
  • Works independently and manages mortgage pipeline to ensure deadlines and production goals are met as defined in the individuals the individual’s performance appraisal where applicable.
  • Processes complex and standard first mortgage applications from the opening of the file to submission for final underwriting. Ensures that processing complies with secondary market and investor guidelines. Uses analytical ability and judgment to determine the acceptability of the information and documentation.
  • Processes complex and standard HE/HELOC loan applications from the opening of the file to Closing. Ensures that file meets all TFCU policies, Fannie Mae, and Freddie Mac requirements. Uses analytical ability and judgment to determine the acceptability of the information and documentation.
  • Provides rate and product information to members
  • Reviews appraisals, title searches, flood certificates, and insurance coverage to ensure compliance with Tropical Financial, agency, and investor requirements.
  • Takes appropriate actions when problems are encountered after performing the required analysis, evaluation, and interpretation.
  • Communicates with the members and outside companies, as needed, to keep them abreast of the filing process and documentation requirements.
  • Tracks application data required for HMDA reporting. Assists with the submission process.
  • Assists with rate lock desk, agency sales, and deliveries as needed.
  • Underwrites HE and HELOC files to meet TFCU policies and regulatory requirements.
  • Cross-sells additional Tropical loans, deposit products, and insurance referrals to members.
  • BSA Compliance: every employee is required to uphold the credit union’s compliance with the Bank Secrecy Act and anti-money laundering policies and procedures. Specific functions within TFCU will take into consideration the awareness of unusual or suspicious activity that is relevant to the department.
  • In addition to any other assigned training courses, online BSA and OFAC courses must be completed at least annually, as made available by the Training and/or Compliance Departments.
  • This position may be subject to SAFE Act Registration Requirements. Pursuant to the SAFE Act requirements, all applicants for employment who will be engaged in and perform duties as a “residential loan mortgage originator “(as defined by the SAFE Act) must register with the federal registry system and maintain a status in good standing under the SAFE Act requirements. If at any time the Credit Union determines that your position requires SAFE Act registration, you will be required to register and to submit to the required SAFE Act background check and registration process. Failure to register successfully or to maintain a status in good standing under the SAFE Act will affect your eligibility for continued employment and may result in your immediate termination.
 
Position Requirements

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • Five Years of similar or related experience
  • College degree preferred
  • Must possess excellent analytical and communications skills
  • Ability to handle multiple tasks and priorities
  • Must be able to work independently and take action as needed to complete the loan files.
  • Must be able to decide which program a member will qualify for
  • Must review the acceptability of income and legal documents
  • Working knowledge of Fannie Mae and Freddie Mac requirements
  • Working knowledge of Encompass LOS system for mortgagees
  • Prior first mortgage processing and/or underwriting experience
  • Knowledge of secondary market /investor requirements
  • Knowledge of title insurance, settlement, and appraisal requirements
  • Must be able to effectively maintain a mortgage pipeline and meet turnaround time standards.
  • Must be able to adjust to sudden changes in production numbers as dictated by the market
  • Must be able to adapt to market, regulatory, agency, and investor requirement changes.
  • Must be highly organized and analytical
  • Must have a proactive approach to workload
  • Must possess initiative and flexibility
  • Remote work 90%

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand, walk, sit and use hands to handle or touch. The employee is occasionally required to reach with hands and arms. The employee must occasionally lift and/or move up to 10 pounds. Specific vision abilities required by this job include close vision, and the ability to focus.
