Share Email Opening Title Asset Manager   Description POSITION SUMMARY: BASIC FUNCTION The Asset Manager is responsible for developing and executing strategy with the intended goal of revenue optimization and expense reduction at both the individual asset (data center) level and portfolio level. This position is responsible for supporting the overall performance of all of NTT GDC current and future data centers. The Asset Manager will also develop close collaborative relationships with various internal and external stakeholders, including sales, operations, accounting, and finance, as well as clients and NTT affiliates. The asset management group is responsible for the active management of the portfolio and the implementation of NTT GDC overall growth strategy to optimize asset value. This position works collaboratively with a team of professionals consisting of an analyst(s), facility managers as well as team members from design, construction, capacity planning, client management and sales. This individual will work directly with on-site personnel who will provide budgeting, income/expense analysis and on-site, day to day management. ESSENTIAL DUTIES & RESPONSIBILITIES Financial Support the development of annual business plans and budgets for each data center, including value add initiatives that will govern its daily operations and position in the market. Develop dashboards/reporting and maintain monthly, quarterly, and annual reporting for senior management. Manage cash flow, distribution analysis and investment projections. Monitor and report asset performance against relevant benchmarks including investment objectives and pro-forma metrics, budget, and others as applicable. Manage the client/lease level database for strategic planning and reporting. Supports and assists in financial reporting for new business opportunities. Track relevant metrics related to KPIs and SLAs Keeping abreast of competitors, how they are positioning against us and how we can best position against them. Provide guidance, support, and mentorship to analysts. Site Management Partner with data center operations and facilities management to guide operations of all non-mission critical operations for all properties Identifies capital projects for properties and develops operating benchmarks to monitor costs – work with internal teams to prioritize capital projects Identifies opportunities for operational improvements and costs savings - identify, recommend, and implement quality and efficiency improvements Conduct site visits to evaluate status of assets and operations and monitor property positioning relative to competition Ensure the highest possible standard of building conditions and facilities management Ensure the highest standards of client experiences throughout the portfolio Foster a problem-solving culture within the Site Management team which empowers and enables leaders to resolve issues promptly and effectively Performs other duties as assigned. KNOWLEDGE, SKILLS & ABILITIES Excellent financial acumen, with a thorough understanding of real estate asset management and real estate reporting Understanding of commercial real estate fundamentals, investment, and market analysis – basic understanding of data centers and data center concepts Superior quantitative, analytical - plus demonstrable asset management technical skills Ability to develop and manage project schedules, identify risks, and clearly communicate them to project stakeholders Proactive thinker with detailed-oriented and creative problem-solving approach Exceptional judgment and decision-making skills Effective interpersonal skills with the ability to develop and foster internal and external relationships with stakeholders Strong business judgment and negotiating skills, with the ability to navigate nuance and complexity Strong leadership, management, and team-building proficiency skills. Ability to define problems, collect data, establish facts, and draw valid conclusions Ability to work under pressure Self- motivated with a track record of working both independently and as a part of a cross-functional team Demonstrated ability to identify and quantify process improvement issues and solution alternatives Excellent organizational and time management skills Proficient with computers to include the utilization of Microsoft programs such as Word, Excel, Power Point and Outlook Manages stress and/or fast-pace effectively EDUCATION & EXPERIENCE BS/BA required in Real Estate/Business/Finance/ Economics or equivalent degree; advance degree a plus Minimum of minimum of 5 -7 years of experience in commercial real estate which includes at least 3 years in an asset management capacity OR 3 years of data center experience. Data center experience desired, but not required. PHYSICAL REQUIREMENTS Primarily sitting with some walking, standing, and bending. Able to hear and speak into a telephone. Close visual work on a computer terminal. Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments. Able to lift and carry up to 20 lbs. Able to climb a ladder and work on a raised platform.
