PRIMARY PURPOSE OF YOUR JOB POSITION

To be the responsible and accountable person for the maintenance department for the building or area on the Lakeview Village campus you are assigned. This would include all maintenance service and repairs in the area of plumbing, electrical, appliances, painting, carpentry, heating and air conditioning and other equipment or systems in this area. To coordinate all work orders in your area. Observe and report needed repairs and cleaning to the Maintenance Supervisor. Schedule warranty or repair work of outside service companies. To maintain assigned areas in a clean, sanitary, safe, orderly, and attractive manner in accordance with established procedures and as directed by your supervisor. Assure that the highest degree of cleanliness, sanitation and safety is maintained at all times.

DUTIES AND RESPONSIBILITIES

  1. Maintain a good working rapport with all staff within the facility, to assure that the maintenance areas and responsibilities assigned to you can be properly planned and maintained to meet the needs of the residents and facility.
  2. Assist in the implementation of departmental policies and procedures to assure that the premises, facility and equipment are current at all times.
  3. Promote a positive attitude and image of Lakeview and its' services.
  4. Assist in creating and maintaining an atmosphere of warmth, personal interest and positive emphasis, as well as a calm environment throughout Lakeview.
  5. Assist the Maintenance Engineer to ensure equipment is properly maintained for resident comfort and convenience.
  6. Inspect your areas of responsibility on a regular basis, to ensure that the facility and equipment are maintained in accordance with established policies, procedures and warranties.
  7. Assist in developing and maintaining a preventive maintenance program for your area.
  8. Maintain or assist in an effective preventive maintenance program of cleaning, maintaining facility equipment, etc., for all areas of your responsibility.
  9. Maintain the residential heating and cooling units/systems in proper working condition, as specified by the manufacturer. Prior to the onset of seasonal changes, inspect the systems for loose wires, broken lines, leaks, etc., and pre-start units/systems to assure proper working order.
  10. Maintain all areas of responsibilities in a neat, clean and orderly way.
  11. Be responsible for notifying the Maintenance Supervisor, or Service provider to keep the fire alarm system in good working condition.
  12. Be responsible for notifying the Security Supervisor or Service provider to keep the emergency call system in good working condition, if you are aware of problems.
  13. Provide maintenance or arrange for service as needed for Food Service equipment.
  14. Assist in security needs of the facility as directed.
  15. Coordinate with Maintenance Supervisor an adequate level of required maintenance and equipment supplies to perform your duties satisfactorily.
  16. Ensure outside contracted or warranty services are properly completed or supervised in accordance with contracts or work orders.
  17. Maintain and exhibit a cooperative, kind, caring and pleasant attitude in dealing with residents.
  18. Trouble-shooting or assisting others with necessary repairs as well as installation of new systems or projects as needed, including the remodel and grounds departments.
  19. Maintain plumbing fixtures, rodding, cleaning, etc. as assigned.
  20. Installation and repair of such items as doors (including entrance, closet, garage), windows, screens, locks, etc. as needed.
  21. Check all lighting in and around the area you are assigned on a regular basis.
  22. Replaces bulbs as needed and/or makes necessary repairs to fixtures; repair various types of electrical cords as needed; clean fixtures on a regular basis.
  23. Repair walls and ceilings as needed: paint, repair wallpaper, patch drywall, spray acoustical texture, replace ceiling tiles, reattach trim, etc.
  24. Plunge toilets and drains when necessary.
  25. Clean and rebuild plumbing traps and strainers.
  26. Service and repair exhaust fans.
  27. Assist in snow removal from streets, sidewalks, driveways, stoops, parking areas, etc.
  28. Spread ice melt wherever needed.
  29. Repair any brick or concrete work as needed.
  30. Assist in move-ins of new residents in your area
    GENERAL DUTIES AND RESPONSIBILITIES

    31. Develop and maintain a good working rapport with inter-department personnel and other departments within the facility, to assure that Maintenance programs can be properly maintained to meet the needs of facility and residents.
    32. Assure that the facility is maintained in a clean, safe and orderly manner for resident comfort and convenience.
    33. Assure that work/assignment areas are clean and free of equipment, supplies, etc.before leaving such areas.
    34. Ensure that residents rights to fair and equitable treatment, self determination, individuality, privacy, property and civil rights, including the right to wage complaints are followed.
    35. Attend and participate in in-service educational classes and on-the-job training programs.
    36. All other duties as assigned by your supervisor or person in charge.
 
Position Requirements
  1. GED or High School Graduation
  2. Technical School or College education preferred.
  3. 5 years of experience in building maintenance, construction, or related field.
  4. Ability to read construction drawings, specifications and shop drawings.
  5. Certification in HVAC, Electrical, Plumbing, or other building trade preferred.
  6. Computer skills and experience with computerized digital controls preferred.
  7. Ability to delegate and supervise work of other staff and vendors.
  8. Demonstrated ability to do heavy lifting.
  9. Ability to bend, stoop, kneel, turn, and/or twist when necessary.
  10. Ability to climb and walk down stairs.
  11. Ability to work outside during extreme temperature conditions.
  12. Ability to work in dusty environments, including crawl spaces or attics.
  13. Ability to work independently; display a kind, courteous attitude, and work in a team-oriented setting with residents, relatives, staff and others.
