JOB SUMMARY

The Maintenance Specialist performs a variety of maintenance tasks to support property management staff and maintain Russell properties. Maintenance Specialist is responsible for maintaining office buildings and grounds to include a variety of maintenance and repair tasks. Retrieves and maintains office supplies and equipment inventory.

Essential duties and responsibilities:

Performs a full range of light plumbing duties including installation and repair of plumbing fixtures and valve replacements. Responsible for mechanical and small electrical repairs to including light bulb changing, ballast replacements, small wiring projects and other related duties. Conducts light remodeling projects to include drywall repairs and painting. Provides general maintenance and grounds care duties as needed such as: repairing doors, weed removal/pruning, exterior building cleaning, pressure-washing. Performs routine walk-throughs of Russell properties to ensure facilities are in proper working order and tenant satisfaction is assured. Inventory coordination for office moves/furniture moves. Retrieves supplies and orders as needed or requested, including pick up of items to/ from warehouse and various property locations. Maintains supply inventory in coordination with designated office staff. May receive and verify delivery of products. Snow removal from walkways and spreading ice melt on sidewalks. Such work requires maintenance specialist to be available outside of normal business hours.

 
Position Requirements

KNOWLEDGE, SKILLS & ABILITIES

Education and experience requirements: High school diploma or GED equivalent required. Journeyman or vocational school training strongly desired. Three to five years responsible building maintenance experience desired. Previous work experience in plumbing, HVAC, electrical or mechanical work is highly preferred.

  • Demonstrated knowledge of plumbing, electrical, HVAC and/or mechanical maintenance and repair techniques necessary.
  • Must possess and maintain a valid driver’s license and safe driving record. Must possess thorough knowledge of traffic laws and defensive driving. CDL helpful.
  • Ability to establish effective working relationships with supervisor, co-workers, outside vendors or contractors and effectively oversee the work of others is essential.
  • Ability to communicate and effectively with both internal staff and with tenants.
  • Ability to work independently with excellent organizational skills and the ability to complete work under assigned deadlines and/or tight schedules.
  • Ability to utilize problem solving and decision making skills to meet assigned objectives is necessary.
  • Skill in the operation of various hand and power tools and equipment including, but not limited to common hand, power tools, snow blower, salt spreader and mobile phone.
  • Knowledge and conformance to personal and property safety procedures related to building and ground maintenance.
  • Ability to utilize technology to receive and respond to building needs and work orders.
